The Maintenance Unit Manager leads maintenance and facility operations for a single manufacturing facility producing laminate casegoods, upholstered furniture, and metal furniture and components. This role keeps buildings, grounds, production equipment, and utility systems safe, reliable, and in good working condition.

The Maintenance Unit Manager works closely with production, engineering, quality, and safety teams to prevent downtime and support continuous improvement. The role also develops the maintenance team, manages repair and improvement projects, and helps identify opportunities to improve safety, quality, equipment performance, and operating costs.

• Lead the maintenance team and coordinate daily work, preventive maintenance, repairs, and emergency response.
• Maintain production equipment used in laminate casegoods, upholstery, and metal fabrication, including machinery, material handling equipment, and supporting systems.
• Maintain facility systems and infrastructure, including buildings, roofs, doors, grounds, electrical and lighting systems, HVAC, compressed air, dust collection, and other plant utilities.
• Develop and maintain preventive and predictive maintenance programs that reduce unplanned downtime and extend equipment life.
• Use maintenance data and equipment history to identify recurring problems, prioritize repairs, and recommend improvements.
• Partner with production and engineering to support continuous improvement, equipment upgrades, process changes, and new equipment installation.
• Support safety improvements by identifying hazards, completing corrective actions, and ensuring maintenance work follows applicable safety procedures and requirements.
• Work with quality teams to address equipment-related quality issues and improve process reliability.
• Manage maintenance budgets, spare parts, tools, and outside service providers.
• Coordinate contractors and vendors, including defining the scope of work, scheduling, and monitoring work for safety and quality.
• Maintain accurate work orders, equipment records, inspection logs, and project documentation in the facility’s maintenance tracking system.
• Support facility inspections, audits, emergency preparedness, and business continuity activities.
• Communicate maintenance priorities, risks, and project status to facility leadership and other departments.
• Hire, train, coach, and develop maintenance employees; set expectations for safe, timely, and high-quality work.
• Participate in capital planning by identifying equipment and facility needs and providing cost and timing estimates.
