Primary PurposeThe Specialty Retail Project Manager’s primary role is to act as a liaison to the Specialty Retail Tenant (including big boxed anchor/junior anchors, restaurants, theaters, and outparcel developments) regarding design and construction criteria as established by the Tenant and/or Landlord. The role involves receiving and tracking Tenant drawing submissions and construction progress to expedite store openings, ensuring projects are completed at or under budget.
The Project Manager also oversees the Landlord’s work within the lease scope and manages multiple projects across various centers.
- Participate in initial project planning with the Developer, including site planning, preliminary design, budgeting, and scheduling, coordinating with architects, engineers, contractors, and mall operations.
- Negotiate lease criteria and prototype work exhibits through Legal and Development teams.
- Obtain approval, coordinate, and monitor Landlord construction documents, contracts, and budgets; oversee revisions and report progress.
- Ensure compliance with schedules and construction documents; manage tenant turnover and project closeout procedures.
- Review proposal specifications and drawings; oversee Landlord construction responsibilities as per the lease.
- Coordinate project milestones to maintain tracking systems.
- Manage projects with a total budget typically ranging from $5 million to $25 million annually.
- Perform other tasks as assigned by supervisor.
- Excellent computer and math skills.
- Proficient in Microsoft Word, Excel, Project, and Outlook.
- Bachelor’s degree in Construction Management, Architecture, or related field.
- At least 5 years’ experience in cost estimating, preconstruction, tenant design, or retail construction management.
- Strong interpersonal skills.
- Knowledge of construction management processes, including site work, architectural considerations, utilities, landscaping, and paving.
- Ability to work in a team environment and meet deadlines.
- Analytical and problem-solving skills.
- Organizational, supervisory, decision-making, and critical thinking skills.
- Receptive to emerging technology and proficient in Microsoft Excel.
