• Manages leads/prospects for a territory of communities to assist customers in finding an apartment home that fits their needs
• Establishes an up‑front contract with prospects, builds rapport and provides personalized service for the leasing and touring process while following fair housing guidelines
• Builds knowledge and expertise in knowing all floor plan types, features and amenities for territory of communities, other J.C. Hart communities and competitors
• Completes the touring process from start to finish for in‑person, virtual and/or self‑guided tours
• Understands lease terms, pricing systems, specials, availability and how to provide accurate and timely quotes for all prospective residents including application links tied to selected apartments
• Nurtures leads through software systems or preferred communication channels ensuring prospect understands the application process and questions about the move‑in and residency of a community are answered. Provides consistent follow‑up to the prospective residents to determine a final decision to apply
• Participates in a weekly sales meeting to review leasing from prior week, discuss availability and develop strategies to fill vacancies

• Collects application fees, proof of income and security deposit(s)
• Initiates screening within property management software and makes the final screening decision
• Confirms lease details, rentable items, pet fees and other fees or requirements as needed for preparation of the lease agreement
• Creates the Welcome Home Letter for future residents and makes the official introduction to the onsite team

• Coordinates and communicates with site teams, fellow leasing agents and other J.C. Hart team members to create leasing and move‑in experiences that set J.C. Hart apart from competitors
• Consistently walks/inspects the community to make sure all common areas (interior and exterior) are satisfactory and reports to the onsite team any items that need to be addressed
• Plans with resident experience teams to show units, models, self‑guided tour units or other tour related setup for prospect experiences
• Assists in community outreach and local networking to promote J.C. Hart communities
