Job Summary

This exciting opportunity is for an experienced Director of Property Management who will be responsible for net operating income and performance for regional portfolios and the Property Managers reporting to them. The position is based out of our Indianapolis HQ office. Salary: $–$.

Key Responsibilities
  • Develop strategies to maximize value of each property through revenue enhancements, expense reductions, leasing strategies and potential redevelopment or repositioning.
  • Possess knowledge/skills in property management, strong financial acumen (NPV, IRR, property valuation techniques), tenant credit review and analysis, and the leasing process.
  • Supervise internal and external maintenance and property management personnel, administrative personnel if applicable, and collaborate cross‑functionally.
  • Conduct annual assessment of Team, including performance reviews.
  • Direct overall financial performance of Team.
  • Grow direct reports and identify/hire replacements when necessary.
  • Hold regular weekly, bi‑monthly and quarterly meetings to communicate policy, procedure and corporate initiatives.
  • Ensure Property Managers use  fully.
  • Visit properties in the Region at least once per year with their Property Managers.
  • Collaborate with other Directors and VP of Property Management to develop, plan and execute overall department strategies.
  • Oversee day‑to‑day property management functions through internal or external resources.
  • Execute tenant relations programs.
  • Assist with preparation of annual operating budgets, including leasing assumptions and capital expenditures.
  • Serve as liaison with leasing department on property‑level leasing matters, providing support to achieve annual leasing goals and overseeing lease renewals.
  • Develop and execute annual strategic management plans, including expense reduction and revenue enhancement opportunities.
  • Ensure each property meets Kite property branding standards.
  • Prepare periodic budget vs. actual variance analysis, re‑forecast occupancy and NOI data.
  • Interface with KRG Legal team on lease revisions during new lease negotiations.
  • Assess individual operating center and portfolio retailer health.
  • Stay abreast of real‑estate and retailer trends, investment climate, and impacts on retailers.
  • Demonstrate expert time management skills and ability to work independently.
Qualifications
  • Minimum 8–10 years of property or property‑management experience in commercial real estate, with team‑leading/supervising experience.
  • Bachelor’s degree (or higher) from an accredited institution preferred; or equivalent experience.
  • Strong preference for retail shopping center experience; CSM or other industry designation is a plus.
  • Excellent verbal and written communication skills to tenants, budgets, management reports and lease documents.
  • Proficiency with Microsoft Outlook, Word, Excel, PowerPoint and/or Mac OS.
  • Trainability on MRI and
  • Capability to travel to properties for onsite visits, while maintaining responsiveness to tenant and departmental needs.
  • Strong financial analysis skills, including tenant financial information, investment return measures and valuation analysis.
  • Professional designations such as CSM, RPA, CPM and/or CCIM are recommended but not required.
  • Travel required as needed.
