Building Facilities Manager (Space Planning & Operations)
Location: Philadelphia, Pennsylvania
Department: Perelman School of Medicine
Pay Range: $76,000.00 - $90,000.00 Annual Rate
Summary: The O&E Building Facilities Manager works with building service providers to ensure all facilities maintenance, repairs, and general building operations, specifically related to programmatic occupants at the Perelman School of Medicine ("PSOM"), whether in the on‑campus or off‑campus portfolio, are conducted with compliant Standard of Care in support of the School. The Manager enforces Standard of Care commensurate with established standards, using extensive knowledge, experience, and expertise, to maintain and enhance the physical environment and protect and preserve research resources at the PSOM.
This position serves as a principal liaison for the administration and coordination of daily facilities operations with various departments to ensure optimum delivery and performance of housekeeping, maintenance, building systems, utilities, and minor construction services. This position serves as a follow‑up contact for PSOM customers including faculty, students, and staff as appropriate and provides feedback to customers on work status.
The Operations Manager is on call with respect to facility emergencies. This position serves as a backup for the Sr Building Administrators and/or Director of Off‑Campus Operations in their absence. This position is considered "essential".
- Work with building service providers to maintain, repair, and operate facilities for PSOM occupants.
- Enforce Standard of Care and maintain a high level of technical knowledge in mechanical, plumbing, electrical, and structural systems.
- Serve as the principal liaison for daily facilities operations with various departments.
- Follow up with PSOM customers (faculty, students, staff) on work status and provide feedback.
- Operate as the on‑call Emergency responder for facility emergencies.
- Act as backup for Sr Building Administrators and Director of Off‑Campus Operations when absent.
- Serve as an essential member of the Space Planning & Operations department.
Bachelor’s Degree or four‑year college equivalent is required and 3‑5 years relevant experience, or an equivalent combination of education and experience. Prefer Engineering/Facility Management or related and 5‑7 years relevant experience. Understanding of internal customer activities. Customer service competencies and the ability to focus on the needs of others. Ability to be a positive influence on the work team. Approachable, positive attitude resulting in increased collaboration and support of group initiatives.
This position requires a demonstrated understanding of technical aspects of planning for, operating, and maintaining mechanical, plumbing, electrical, and structural systems, and housekeeping services of large and complex research laboratories.
The Perelman School of Medicine is a twelve‑building research and teaching complex with emphasis on biomedical research. As such, and to ensure successful fulfillment of its mission (research and education), the School Community requires a much higher level of support service delivery than usually experienced in a typical academic environment. Problems that would be mere annoyances in some facilities have the potential of destroying thousands of dollars and months or years of often‑irreplaceable work.
The Department of Space Planning & Operations is responsible for coordinating and assuring uninterrupted delivery of the necessary utility and other support services.
