We offer independent contractors a predictable, flexible schedule. Experience in mortgage inspections is not required; strong time‑management and deadline‑adherence are essential.
What Is an Occupancy Verification?Mortgage lenders need periodic updates on their properties. OCCs inspect properties to confirm occupancy, assess general condition using a mobile application, and compile a short report. Most inspections are exterior only and take 5‑6 minutes; about 10 % require interior photos if the property has gone vacant.
Responsibilities- Complete each inspection within 4 days of assignment.
- Verify property occupancy and report general condition based on industry standards.
- Take 9 + photos with brief comments and fill out a short form in the app.
- Drive the assigned territory, making multiple stops, and spend extended periods of time on the road.
- Computer with internet connection.
- Reliable vehicle (good mileage advantageous; you are responsible for fuel).
- Smartphone (Android or iPhone) with the inspection app.
- Printer.
- Valid driver's license; passes a standard background check.
This is a 1099 independent‑contractor position. Each inspection is paid a flat rate. Rates vary by county and volume, but typically range from $30 – $40 per hour (equivalent). Depending on the county and urban/rural status, you may complete 20‑500 inspections per month working 2‑30 hours per week. There is no set minimum; however, higher volume counties offer lower rates and vice‑versa. Earnings increase as you establish yourself, gain availability, or cover a larger territory.
Mileage is covered by the flat fee per inspection; no additional reimbursement is provided.
