Mortgage lenders require periodic updates on their properties and send independent contractors to perform inspections. The purpose is to verify property occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.

• Perform inspections that typically take 5‑6 minutes.
• Complete each inspection within 4 days of assignment.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in an app.
• Spend extended periods driving while making multiple stops during the day in the assigned territory.

• Computer with an internet connection.
• Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver's license.

This is a 1099 position. Each inspection has a flat rate; rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30‑$40 per hour

Depending on county and whether it is urban or rural you will complete anywhere from 20‑500 inspections per month, working 2‑30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no set minimum of inspections per month, but the work is consistent month‑to‑month.

Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
