Senior Commercial HVAC Technician Position Summary

The Senior Commercial HVAC Technician is responsible for independently performing advanced diagnostics, preventive maintenance, repairs, equipment replacements, and system commissioning on commercial and industrial HVAC equipment. This position serves as a lead field technician and technical resource for junior technicians, ensuring work is performed safely, efficiently, and in accordance with company standards, manufacturer specifications, and applicable codes.

The Senior HVAC Technician is expected to diagnose complex mechanical, electrical, controls, refrigeration, and airflow issues; provide detailed repair recommendations; oversee large-scale HVAC projects; and maintain strong client relationships while representing the company in a professional manner.

Essential Duties & Responsibilities Preventive Maintenance

Perform and oversee complete preventive maintenance programs for commercial HVAC systems including:

• Replace and clean HVAC filters.

• Inspect and clean condenser and evaporator coils.

• Inspect and adjust belts, pulleys, and sheaves.

• Lubricate bearings, motors, and moving mechanical components where applicable.

• Verify operation of thermostats, sensors, relays, and control systems.

• Inspect contractors, capacitors, transformers, disconnects, and electrical components.

• Tighten electrical connections and inspect for overheating or deterioration.

• Measure and record voltage, amperage, refrigerant pressures, superheat, subcooling, temperatures, and airflow readings.

• Inspect blower assemblies, fan motors, bearings, shafts, and fan blades.

• Inspect condensate drain pans, drain lines, and condensate pumps.

• Verify proper operation of safety controls and equipment sequence of operation.

• Identify equipment deficiencies and recommend corrective repairs.

• Complete detailed maintenance reports and asset condition assessments.

Service, Troubleshooting & Repairs

• Diagnose and repair commercial HVAC, refrigeration, and ventilation systems.

• Troubleshoot complex electrical, mechanical, refrigerant, and controls-related issues.

• Repair rooftop units, split systems, package units, heat pumps, exhaust fans, makeup air units, VAV systems, and related equipment.

• Perform advanced diagnostics on compressors, fan motors, economizers, control boards, sensors, VFDs, and electrical circuits.

• Troubleshoot power distribution, low-voltage controls, and building automation interfaces.

• Perform refrigerant leak detection and repair.

• Recover, evacuate, and charge refrigerant systems.

• Perform compressor replacements and major equipment repairs.

• Respond to emergency service calls and critical equipment failures.

• Develop repair scopes and material requirements for corrective work.

Equipment Replacements & Installations

• Lead HVAC equipment replacement and retrofit projects.

• Install rooftop units, split systems, exhaust fans, make-up air units, and associated components.

• Coordinate crane lifts and rooftop equipment replacements when required.

• Perform equipment startup and commissioning.

• Verify proper airflow, ventilation, refrigeration operation, and system performance.

• Assist in project planning, scheduling, and execution.

Controls & System Optimization

• Diagnose and troubleshoot building automation systems and HVAC controls.

• Calibrate thermostats, sensors, and control devices.

• Verify proper economizer operation and energy-saving sequences.

• Optimize equipment performance and recommend energy-efficiency improvements.

• Analyze operating trends and identify opportunities to improve system reliability.

Leadership & Training

• Provide technical guidance and mentorship to HVAC apprentices and mid-level technicians.
