Overview

Commercial Assistant Property Manager

Irving, TX (On-Site)

Are you an accomplished Commercial Assistant Property Manager with a proven track record of overseeing large-scale portfolios? Our client is seeking a hands-on, detail-oriented, and strategic leader to manage the day-to-day operations and financial performance of a property in Las Colinas. This is a direct-hire, 100% onsite role in Irving, TX, perfect for a professional who thrives in a dynamic environment and is committed to excellence.

What You'll Do
  • Financial & Operational Oversight:

  • Directly manage and lead the overall monthly reporting process, ensuring accuracy and timeliness.

  • Oversee and meticulously review operating expenses (OpEx) and recoveries, identifying opportunities for efficiency.

  • Manage the preparation of bill-backs for non-recurring charges and the processing of tenant improvement (TI) billings and commissions, ensuring thorough follow-up.

  • Lead the commercial billing process and conduct comprehensive General Ledger reviews.

  • Prepare and analyze TI spreadsheets for all construction and capital improvement jobs.

  • Manage building credit card statements and oversee the submission of expense reports for the General Manager and yourself.

  • Lease Administration & Tenant Relations:

  • Thoroughly review and interpret lease agreements, including rent start language, commencement letters, and overtime air conditioning language.

  • Coordinate and ensure proper setup for all new leases and amendments within our systems.

  • Cultivate strong tenant relationships, visiting tenants for PR purposes and addressing janitorial or other needs.

  • Oversee initial contact and follow-up with tenants regarding account charges or credits.

  • Proactively manage accounts receivable, researching delinquencies, preparing Demand/Default Letters as requested, and escalating significant collection issues.

  • Vendor & Project Management:

  • Review and meticulously analyze bid packages, preparing comprehensive comparison spreadsheets to inform decision-making.

  • Oversee and coordinate construction and capital improvement projects as required.

  • Manage the ordering of tenant and property signage.

  • Assist the management team with Electronic Charging Station power usage and data input.

  • Team Leadership & Support:

  • Provide direct support and guidance to the Engineering Staff.

  • Offer backup and mentorship to the Property Assistant as necessary.

What You'll Bring
  • Experience:

  • A Bachelor's degree is highly preferred. 3+ years of direct commercial property management experience in a leadership capacity.

  • A proven track record of managing a commercial portfolio of at least 500,000 square feet
    .

  • Technical Proficiency:

  • Strong familiarity and hands-on experience with Yardi or other major real estate management software is a must.

  • Excellent analytical skills with the ability to review complex financial data, leases, and bid packages.

  • Leadership & Communication:

  • Demonstrated ability to lead, manage, and support property management and engineering teams.

  • Exceptional communication and interpersonal skills, capable of building rapport with tenants, vendors, and team members.

  • Highly organized, proactive, and detail-oriented, with a strong ability to manage multiple priorities effectively.

Schedule & Compensation
  • Schedule: Monday - Friday, 7:30 AM - 4:30 PM or 8:00 AM - 5:00 PM. Enjoy an early start to your weekend with Fridays concluding at 2:30 PM during our off-season (December to March).

  • Compensation: $80,000 - $95,000 annually, commensurate with your experience and qualifications.
