We’re seeking a highly engaged and hands‑on Property Manager to oversee a select portfolio of approximately 125 residential units and one commercial office building in vibrant urban areas. What You’ll Do Property Operations & Tenant Relations- Serve as the primary point of contact for residents, contractors, and ownership for ~125 units and an office building.
- Regularly visit properties to ensure smooth operations and maintain positive tenant relationships.
- Respond promptly to tenant concerns and coordinate quick, effective resolutions.
- Remain available for occasional after‑hours emergencies to assess and manage urgent issues.
- Oversee and schedule maintenance, repairs, and property inspections.
- Use your mechanical knowledge to assess issues and determine appropriate solutions.
- Source and manage third‑party contractors (plumbers, electricians, roofers, etc.), ensuring quality and cost efficiency.
- Collaborate with a third‑party property management partner overseeing additional company‑owned units.
- Maintain a strong financial understanding of the properties you manage.
- Participate in weekly owner meetings, presenting updates and contributing to asset management decisions.
- Track expenses, analyze budgets, and support data‑driven decisions for property improvements and investments.
- Manage systems and reporting using App Folio or Yardi (experience preferred).
- Ensure compliance with city, state, and housing regulations.
- Section 8 knowledge is a plus but not required.
- Proven experience as a Property Manager
, ideally within a small or mid‑size management company. - Supervisory experience and confidence in leading maintenance or field teams.
- Practical mechanical aptitude
—able to assess building issues effectively. - Technologically proficient, especially in App Folio, Yardi, and Excel

- Valid driver’s license and personal vehicle (mileage reimbursed).
