Gray Construction is currently seeking a Project Manager with Commercial Construction experience to be based in either Lexington, KY or Issaquah, WA
.

Responsibilities
  • Coordinate the interrelating activities of subcontractors, suppliers, vendors, and customers, as well as design and engineering efforts.
  • Monitor and report on the financial status of projects, and administer subcontract and contract agreements.
  • Develop job progress schedules to ensure that actual construction aligns with the projected schedule.
  • Purchase and monitor the delivery of all required materials, ensuring optimum price, quality, and conformance to specifications.
  • Negotiate contracts with subcontractors and vendors for various trades, ensuring comprehensive coverage and clear work responsibilities.
  • Review and approve subcontractor and vendor payment requests.
  • Issue work changes and obtain timely pricing from subcontractors.
  • Collaborate with design and engineering managers to ensure projects are designed, procured, and constructed within operating guidelines, technical requirements, and customer satisfaction objectives.
  • Prepare monthly accounting reports, progress analyses/schedules, billings, and status reports—AIA billing experience preferred.
  • Organize and maintain job files to ensure workflow continuity.
  • Submit verbal and written reports on project status to management.
  • Review shop drawings and submittals for scope compliance.
  • Potentially manage estimating efforts and proposal preparation for projects.
  • Communicate, implement, and enforce Gray’s safety and quality programs on site.
Physical Demands & Work Environment

Typical duties include standing, walking, sitting, using hands and arms, reaching, and speaking or hearing. Activities such as climbing or balancing, stooping, kneeling, and crouching are regularly required. The job may involve lifting up to 25 lbs frequently and up to 100 lbs occasionally.

Work is conducted in a normal office environment with moderate noise and controlled temperature/humidity. Exposure may occur to wet/humid conditions, moving mechanical parts, outdoor weather, high or precarious places, fumes or airborne particles, extreme temperatures, electrical shock, explosives, and vibrations. Overtime and travel are expected.

Supervisory Responsibilities

Supervise project support team members and subcontractors.

Qualifications

• Five to ten years of construction management experience, with a minimum of three to five years managing “big box” retail construction projects preferred.

• Lead project manager experience required.

• Bachelor’s degree in Engineering, Construction Management, or Architecture preferred.
