Maintenance SupervisorThe Maintenance Supervisor is responsible for all maintenance operations of a community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The role works alongside the Community Manager to oversee staff and vendor activities and ensure property maintenance.
Essential Duties & Responsibilities- Maintain on‑site attendance, coordinate, schedule, and respond to resident and management requests and work orders.
- Ensure repairs and replacements for community common areas and units.
- Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
- Manage and order maintenance supplies inventory within budget guidelines.
- Implement a preventative maintenance program to extend community life and minimize repairs.
- Maintain a well‑organized maintenance shop, adhering to OSHA and safety standards.
- Run hazard communications program and promote safe work practices.
- Participate in unit inspections as requested.
- Record service requests, EPA/OSHA compliance, preventative maintenance, unit make‑ready status, and progress.
- Assist general upkeep of office, common areas, and model units.
- Participate in on‑call emergencies.
- Acquire bids, pricing from vendors, and manage equipment and supplies efficiently.
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Supervise, train, and schedule maintenance staff under the Community Manager.
- Monitor staff progress and provide instruction when needed.
- Contribute to employee performance evaluations.
- Provide ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through effective leadership.
- Deliver excellent customer service, monitor service request turnaround, and manage resident relations.
- Project a favorable image of the community and enforce policies.
- High School Diploma or equivalent.
- EPA and CPO certification required; HVAC certification desired.
- Basic computer skills to understand on‑site software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Regularly move between work sites, lift and move objects up to 100 lbs., and work in various environments (tight spaces, uneven terrain, ladders, etc.).
- Occasionally maintain a stationary position for prolonged periods.
- Responsible for workforce during overtime, weekends, and night hours (on‑call emergencies).
- Reliable transportation required due to on‑call emergency responsibilities.
$38 per hour to $40 per hour.
