Real Estate Financing Associate
Risorse Professional, for leading international Hedge Fund focused on investments in Private Equity, Credit Distressed and Real Estate, with office in New York, Miami, London, Geneva, Luxembourg and Milan, is looking for a Real Estate Financing Associate.
The candidate will work directly with senior management. The candidate will gain a very well-rounded perspective on different asset classes in this position and will be joining an experienced and entrepreneurial team. Then, the candidate will be covering multiple financial subsectors (real estate, credit, special situation) and several geographies (Italy) and will be involved in all execution phases.
Role
Support the origination, underwriting and execution of real estate debt transactions across Europe, with a primary focus on the Italian market. The role combines financial modeling, risk analysis, due diligence coordination, documentation support and ongoing portfolio monitoring.
Responsibilities
build a qualified pipeline with banks, brokers, debt advisors, and sponsors;
screen opportunities against mandate constraints (asset class, geography, leverage, ESG, risk);
prepare teasers, preliminary memos, and term sheet;
coordinate Q&A with counter parties;
build and maintain granular loan underwriting models (project cash flows, DSCR/ICR, LTV/LTC, covenants, exit scenarios, construction draw schedules);
support in structuring lending terms and covenant packages;
perform sensitivity, break-even, downside and recovery analyses;
contribute to loan pricing, risk-adjusted return, and capital allocation;
coordinate legal, technical, tax, insurance, ESG and valuation due diligence;
interface with notaries, understand catasto/land registry, urban planning/zoning, permitting, draw certification (SAL), and leasing frameworks.
prepare Investment Committee materials and support approvals;
assist in negotiations through closing;
monitor portfolio performance (covenant compliance, waivers, amendments, collateral coverage, construction milestones).
update valuations, business plans, and exit strategies;
produce periodic investor/management reporting;
maintain proactive relationships with sponsors, banks, advisors, valuers, and technical consultants;
collaborate with internal Legal, Risk, Compliance, ESG, and Portfolio Management.
Education and Experience
Master Degree in Economics or Finance with excellent academic record;
at least 2 or 5 years of experience in credit distressed sector in transaction teams of investment firms, private equity, servicer, investment banks or advisory firms;
financial modelling and analytical skills Proficiency in Microsoft Office:
Excel, Power Point and Word;
languages:
Italian (professional proficiency) and English (fluent). Additional European languages are a plus;
other behavioral skills are highly motivation, attention to details, team player, proactive, entrepreneurial, able to multitask and to produce high quality work. The candidate will be eligible to work in EU.
