Responsible for maintaining, troubleshooting and repairing, or arranging for repairs of all building operating systems on the site. Technician will be assigned to multiple locations and must be available for after-hour emergency calls.

• Perform preventive maintenance, necessary maintenance, and minor repairs to buildings’ mechanical, electrical, HVAC, and plumbing systems.
• Conduct periodic general preventive maintenance on mechanical, electrical, HVAC, and plumbing systems, including lubrication, adjustment, cleaning, replacement of consumable parts, and periodic testing.
• Be responsive to requests in safety, plumbing, mechanical, electrical, and environmental needs through direct contact and work order systems.
• Prepare and maintain maintenance logs and records, using preventive maintenance and work order software.
• Coordinate contractor, tenant, and management approvals for work orders that require external contractors.
• Perform all assigned work to ensure the safety of building occupants and continuous operation.
• Conform to all written operating procedures associated with the site.
• Maintain organized files.

• Basic electrical skills (e.g., outlet replacement, fixture installation, breaker reset).
• Light carpentry (trim boards, wall studs, flooring).
• Sheetrock work (replacement, taping, finishing).
• Light plumbing (under-sink plumbing, faucet installation, water heater installation, leak repair).
• Basic HVAC troubleshooting and preventive maintenance.
• Door repairs (hinges, handles, deadbolts).
• Leak repairs (windows, doors, metal roofs, shingles).
• Painting (walls, ceilings, trim).
• Exceptional customer service skills.
• Ability to anticipate next work order/repair.
• Time management.

• High School Diploma.
• Five (5) years of previous experience.
• Ability to handle multiple projects and make decisions using FMM’s core values of Quality, Teamwork, Integrity, Safety, and Versatility.
• Proficient in computer, text, and email skills.
• May perform other duties as assigned.

• Must be able to lift up to 15 pounds at a time.
• Ability to pass a Fit for Duty Screening.
