Maintenance Tech I – $500 Tool Allowance (HVAC Certified Required)
Position Title: Maintenance Tech I
Manager: Property Manager
General Description: Principally responsible for maintaining the physical condition and general repair of the exterior and interior of the apartment complex. Tasks include heating, A/C, general carpentry, electrical systems, window repairs, flooring repairs, and repair of walls and doors.
Qualifications- High school graduate or GED equivalency.
- Appropriate EPA certification required.
- Minimum three years of work experience in building and mechanical equipment maintenance and repair or similar function.
- Thorough knowledge of equipment, machinery, and building systems (including HVAC, electrical, and plumbing) and ability to perform minor repair work.
- Minimum three years of experience supervising a maintenance team.
- Conditions represent those that must be met to successfully perform essential functions; reasonable accommodations available.
- Work performed in indoor and outdoor field environments; exposure to noise, dust, grease, smoke, fumes, odors, gases, mechanical and electrical hazards, and all weather conditions.
- Physical ability to walk, stand, sit, stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movements; lift, carry, push, and/or pull moderate to heavy weights; climb ladders; and communicate verbally.
- Knowledge of safe use and maintenance of hand tools.
- Availability for on‑call rotation as required for emergency duty.
- Dependable transportation, valid driver’s license, smartphone, and proof of auto insurance.
- Repair minor electrical problems (e.g., switches, receptacles, fixtures) and high‑voltage problems (110‑220 V).
- Provide minor carpentry and sheetrock repairs; patch holes, repair subfloors, cabinets, and minor plumbing problems.
- Troubleshoot, diagnose, and correct minor appliance failures (e.g., dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples).
- Monitor inventory of maintenance and cleaning supplies; facilitate accurate replacement orders.
- Perform necessary repairs and make‑ready maintenance on vacant units; assist with painting interior units, office clubhouse, laundry rooms, common areas, and occupied units as assigned.
- Implement a routine preventive maintenance schedule on all systems.
- Continuously inspect the property for safety hazards and correct immediately or advise supervisor.
- Perform all duties necessary for completion of resident work orders and service requests.
- Travel to suppliers to pick up parcels and supplies as directed.
- Integrate customer service into all job duties.
- Other duties as assigned.
$500 Tool Allowance: The tool allowance is paid in quarterly increments of $125.00.
