Residential Maintenance Technician; HVAC

Overview

Residential Maintenance Technician (HVAC) at American Avenue Property Management LLC. You’ll be the face of AA, representing our commitment to residents and the community by inspecting, repairing, and maintaining homes. You’ll proactively identify and address issues, delivering excellent service and communication to tenants.

• Perform general maintenance and repairs, including carpentry, HVAC, plumbing, and electrical work.
• Must be proficient in residential HVAC (advanced HVAC and plumbing preferred).
• Troubleshooting and installations of HVAC systems and related equipment.
• Travel from home to home within your metro daily.
• Conduct property inspections, secure homes, and complete vacancy/wellness checks.
• Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting.
• Manage move-in/out meetings and property turnovers.
• Ability to turn homes (repairing/light renovation between tenants) is a must.
• Maintain and document property conditions using handheld technology (e.g., iPad, iPhone).

  Take full responsibility for work orders, set realistic expectations, communicate timelines, and follow through to resolution.

  Proficient in carpentry, plumbing, HVAC, electrical work, and property turns.
• Customer-Focused:

  Must own tools and have a truck or van.
