This position has a starting salary of $7,750 monthly/$93,000 annually.
QualificationsEducation and Experience: Possession of an active Certified General Appraiser License as issued by the Tennessee Real Estate Appraiser Commission; in addition, possess two years of professional experience performing review appraisals and general real property appraisal work.

Possess and maintain a Class D driver's license valid to operate vehicles in the State of Tennessee.
Appraisals are primarily requested, performed, completed and received by TDOT for use on funded transportation projects. They are obtained primarily for establishing fair market value of the property to be acquired, including determining any consequential damages to the remainder land or improvements, when applicable. However, some appraisals are requested and obtained for determining fair market value of surplus properties to be sold.
ROW Appraisers are responsible for performing appraisal reviews and, on occasion, appraisals of property acquired by the State for highway projects and surplus properties to be sold. An appraiser collects and analyzes parcel data leading to a value decision. Work functions include locating and gathering real estate market data; valuing land, improvements, and any damages to the remainder, if any; analyzing data and preparing findings;
defending valuations; completing right-of-way cost estimates utilized for programming and budget purposes; completing and participating in the Preliminary Group Inspections (PGIs) and completion of PGI reports; and determining and addressing uneconomic remnants, including loss of access remainders.
A Senior ROW Appraiser performs appraisals and appraisal reviews of property acquired by the state of greater value and complexity than the TDOT ROW Appraiser. Employees at this level will possess the Certified General Appraiser's license and be able to appraise any type of real estate regardless of complexity or value. Incumbents for positions in this classification should possess the highest level of appraisal education and experience.
