POSITION OVERVIEWThe Data Center Construction Manager is responsible for leading the end-to-end execution of complex, large-scale data center buildouts from pre-construction through handover. This role requires a heavy emphasis on project controls and a manager who treats the project schedule and budget as a rigid discipline.
The ideal candidate blends deep field construction experience with advanced mastery of project management controls. This individual will actively manage general contractors, enforce strict scope boundaries, aggressively mitigate schedule slippage, and maintain precise cost forecasting to ensure projects are delivered on time, under budget, and to DartPoints data center quality standards.
CORE RESPONSIBILITIES SCHEDULE MANAGEMENT & TIMELINE DISCIPLINE- Critical Path Management:
Own and audit the master project schedule using CPM software, such as Primavera P6. Identify, monitor, and aggressively protect critical path milestones. - Proactive Delay Mitigation:
Lead routine schedule variance analysis. Identify potential supply chain, labor, or permitting bottlenecks early and deploy recovery schedules before slippage occurs. - Look-Ahead Verification:
Chair weekly schedule reviews with general contractors and subcontractors to validate three-week look-ahead plans against the contractual master baseline.
- Budget Ownership:
Manage the total project budget, tracking hard and soft costs against the approved financial baseline. - Earned Value Management:
Apply Earned Value Management (EVM) principles to track budget variances (CV) and schedule variances (SV) and deliver accurate Cost Performance Index (CPI) metrics. - Change Order & Scope Defense:
Establish a zero-leakage change control process. Critically audit, negotiate, and validate contractor change order requests against original contract documents to prevent scope creep. - Predictive Forecasting:
Generate data-driven monthly cash-flow projections and Estimate-at-Completion (EAC) updates to provide corporate leadership with clear financial visibility.
- Field Management:
Oversee day-to-day on-site operations, ensuring general contractors adhere strictly to design specifications, safety mandates, and quality protocols. - On-Time Procurement:
Track the fabrication, shipping, and arrival of long-lead owner-furnished equipment (OFE), including generators, UPS modules, and chillers, to ensure alignment with schedule milestones. - Operational Alignment:
Partner closely with the QA/QC and Commissioning (Cx) teams to ensure structural and mechanical handovers happen seamlessly, allowing Level 1–5 testing to execute without baseline delays.
