How You Will Contribute

The Regional Manager supports and executes the Company’s strategies related to property management operations by directing the team members on the assigned portfolio of properties, and by implementing the policies (SOP’s) and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives. This role supports our Tax Credit properties and requires approximately 30% travel.

You Will Do Leadership

Assist Community Manager in resolving employee issues concerning performance evaluations, employee disciplinary actions, or other related basic employee management issues

Coordinate and/or ensure that the Community Manager, Leasing, and Maintenance meetings are occurring as needed

  • Recruit, train, and mentor Community Manager and leasing leaders.
  • Reinforce company values in all property operations
  • Participate in hiring and screening of onsite staff
  • Ensure employee requests or complaints are responded to in a timely manner
  • Ensure all mandatory courses, training, and certifications are completed on time
  • Oversee operations, financials, and staff for all communities in your portfolio
  • Manage the operational and financial responsibilities of an assigned region, maximizing the financial performance of assigned properties
  • Operates within the financial guidelines
  • Makes strategic changes to increase income, decrease expenses, and grow net operating income
  • Ensure that income is collected, expenses are processed promptly, and Bad Debt is followed up on in accordance with policy
  • Complete thorough reviews of weekly, monthly, quarterly, and annual operating and financial reports
  • Work with Asset Manager to create and evaluate property budgets and performance goals
  • Work with Asset Managers on evaluating capital needs and planning capital projects
  • Develop the annual budget(s) for the properties comprising the assigned portfolio and oversee the attainment of budgeted goals by analyzing and evaluating financial statements Compliance
  • Ensure that properties operate within any applicable local, state, and federal laws, including
  • OSHA (Occupational Safety and Health Act), Fair Housing, Landlord/Tenant regulation, and other
  • Possess a complete understanding of ownership structure, financing, and income-regulated programs
  • Ensures adherence to all policies and procedures by the Community Managers down through the teams, including all forms, leases, and other documents deemed standard for our company
  • Monitor and ensure compliance of all company platforms and corporate initiatives
Business Acumen
  • Monitor and address any gaps in the financial performance of the portfolio
  • Regularly review occupancy trends and make recommendations to rent schedules on pricing calls
