What this job involves

The Maintenance Technician supports operation, inspection, and light maintenance processes for mechanical, electrical, and plumbing equipment and systems. This entry-level position can provide opportunities for growth in the engineering field. You will work as part of an engineering team of 10+ at multi-building client property managed 24/7 by JLL.

What your day-to-day will look like
  • Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.
  • Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Furniture, and facility to keep these systems up to applicable standards.
  • Perform predictive, planned, preventative and routine maintenance as well as equipment rounds, and service requests as directed.
  • Perform maintenance in accordance with the JLL Preventative Maintenance Program.
  • Assist with the development and improvement of preventative maintenance programs, schedules, work instructions, SOP's, and operational procedures.
  • Perform all duties in a safe manner and in accordance with established work standards and practices.
  • Establish work procedures to meet production schedules.
  • Recommend measures to improve production methods, equipment performance and quality of product, suggesting changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew.
  • Determine and/or assist with analyzing and resolving work problems and achieving work goals.
  • Maintain time and production records and customer service requests utilizing a variety of computer/technology tools.
  • Must be comfortable and flexible enough to work with a wide-ranging and changing scope of responsibilities while adhering to the constraints of procedures put in place to minimize the risk for human error.
  • Team player with the desire to foster teamwork to help create a positive working environment.
  • Control the daily operation of all mechanical equipment in the physical plant and buildings.
  • Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems for the facility to keep these systems up to applicable standards.
  • Maintains responsibility for preventative maintenance, contracted maintenance, general maintenance and technical proficiency.
  • Performs and/or completes all tenant service requests accurately and expediently.
  • Able to evaluate building systems to monitor and to improve performance and operating efficiency.
  • Complies with all policies and procedures established for the building, including safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace.
  • Participates in the on-call engineer rotation for the portfolio of office buildings.
  • Actively participates in emergency response procedures, technical and safety training programs.
  • Perform all work using the proper safety equipment and in a safe manner.
Physical Work Requirements & Conditions
  • Lifting up to 80 lbs.
  • Working from heights.
  • Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.
  • Working in adverse conditions (i.e., extreme cold, extreme hot).
  • Driving for long periods of time.
  • Climbing a ladder with a 300 lb. weight limit while carrying a tool bag weighing approximately 20 lbs.
  • Climbing a ladder up to 30 feet.
  • Must be able to work different schedules.
  • Must be able to work holidays & weekends.
  • Must be able to respond to after-hours site emergencies.
  • While performing the duties of this job, the employee is regularly required to walk long distances to cover property portfolio.
Required Qualifications
  • High School diploma or GED equivalent;
    Trade school education, union training, military service or college is desirable.
  • Trades schooling in electrical system design, refrigeration and HVAC preferred.
  • Minimum of 1-3 years of relevant work experience; commercial industry general building preventative & corrective maintenance.
  • Must possess and maintain a valid state driver's license.
