Position Overview
Meratus Group is seeking a strategic and operationally strong Project Manager to managing and overseeing the execution of property development projects from pre-construction preparation
, basic infrastructure development
, main construction
, quality and compliance audits
, through to final handover
. The role ensures the project is delivered safely, on schedule, within budget, and in accordance with design standards, regulatory requirements, and quality expectations.
- Review design drawings, technical specifications, and development plans before construction begins.
- Prepare construction strategy, schedules, and detailed work plans.
- Oversee site preparation including land clearing, temporary facilities, and utilities setup.
- Manage the development of essential infrastructure such as:
- Roads and site access
- Drainage systems
- Utilities (water, power, sewage)
- Earthworks, land leveling, and soil improvement
- Coordinate civil works and ensure compliance with engineering and safety standards.
- Monitor progress and ensure infrastructure works are delivered according to plan and specifications.
- Lead and supervise daily construction activities across contractors and consultants.
- Monitor site progress, manpower deployment, construction methods, and material usage.
- Ensure all works comply with approved drawings, standards, and building codes.
- Conduct regular site inspections and resolve technical issues promptly.
- Implement project control tools to track timeline, cost, and performance indicators.
- Ensure effective coordination with architects, engineers, QS, and project consultants.
- Monitor construction budget and track expenditures against forecasts.
- Identify cost deviations early and recommend corrective actions.
- Maintain the overall project schedule and ensure timely completion of each construction phase.
- Review BOQs, progress claims, and cost impact of design changes.
- Oversee testing and commissioning of mechanical, electrical, plumbing (MEP), and structural systems.
- Ensure final inspections and approvals by relevant authorities are completed.
- Coordinate site clean-up, finishing work, and quality checks before handover.
- Prepare handover packages including warranties, manuals, certifications, and as-built documents.
- Ensure smooth handover to owners, operations team, or property management.
- Bachelors degree in Civil Engineering.
- Minimum 3 years of experience in property development
