Mortgage lenders require periodic updates on their properties; a property inspection verifies occupancy, reports on general condition via a mobile application, and, in some cases, takes interior photos after the property has gone vacant. Most inspections are exterior only, about 10% require interior photos.

• Most inspections take 5–6 minutes.
• Complete the inspection within 4 days after assignment.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos with brief comments.
• Complete a short form in an app.
• Spend extended periods driving while making numerous stops within the assigned territory.

• Computer with an internet connection.
• Reliable vehicle (good gas mileage is a plus; you pay for your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver’s license.

This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.

Depending on county and urban/rural location, you may complete 20–500 inspections per month, working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month‑to‑month. Earn more as you establish yourself, increase availability, or cover larger territory.

No additional mileage reimbursement above the flat fee per inspection.
