The client is seeking a qualified professional to act as a personal representative and consultant throughout the construction of a residential property, overseeing the project from initial document verification through construction completion.

The selected consultant will be responsible for reviewing land documentation, deeds, building permits, and relevant approvals to identify potential legal or municipal compliance issues. The role also involves evaluating contractor quotations, reviewing material and labor estimates, monitoring construction progress, and conducting regular site inspections to maintain quality and compliance with the Saudi Building Code (SBC).

This opportunity is intended for an experienced professional with practical knowledge of residential construction, project management, local building regulations, and contractor supervision in Jeddah. The consultant must work independently, demonstrate transparency, protect the client’s interests, and provide references from previous clients or projects.

• Review land documents, property deeds, building permits, and relevant construction paperwork.
• Verify the status of available approvals and assess compliance with applicable municipal requirements.
• Identify potential documentation gaps, regulatory concerns, or issues requiring clarification with the relevant authorities.
• Advise the client on documentation and approval matters throughout the project.

• Evaluate contractor bids and compare proposed costs.
• Review material estimates, labor costs, and construction quotations.
• Assist the client in negotiating fair and transparent contractor pricing.
• Monitor project expenditure and identify potential overcharging or unnecessary costs.
• Help the client assess contractor performance and address delays or quality concerns.

• Conduct regular construction site visits to inspect workmanship and monitor progress.
• Review construction activities for compliance with project requirements and the Saudi Building Code.
• Identify defects, quality concerns, and deviations requiring corrective action.
• Monitor project milestones and communicate progress updates to the client.
• Coordinate with contractors to address construction issues and improve accountability.

• Represent the client’s interests during construction-related discussions and decisions.
• Provide independent advice on contractor selection, project costs, quality, and progress.
• Help reduce the risk of contractor overcharging, construction delays, and poor workmanship.
• Maintain transparent communication and provide clear reports on project developments.

• Proven hands-on experience in residential construction and project management in Jeddah.
• Valid registration with the Saudi Council of Engineers (SCE).
• Strong knowledge of local building regulations and municipal requirements in Jeddah.
• Practical experience with contractor evaluation, construction cost management, and site supervision.
