Project Manager Residential, Commercial & Hotel Towers

Duties amp Responsibilities

Receive and review the project scope budget target schedule and project study outputs Prepare the Project Management and Execution Plan and define key milestones and execution strategy Identify stakeholders responsibilities and integration points between departments Review procurement plans specialist packages cash flow and resource requirements Review the baseline schedule and monitor the critical path and key milestones Monitor the floor cycle rate and contractors look-ahead plans Analyze delays prepare recovery plans and issue early warnings Monitor excavation shoring foundations structural works and fa ade works Monitor MEP systems vertical transportation and fire and smoke systems Ensure sufficient labor resources equipment and critical material availability Monitor quality of execution and closure of observations and clashes Manage periodic project meetings and follow up on decisions and commitments Manage contractors consultants and specialist subcontractors and evaluate their performance Monitor the approved budget committed cost actual cost forecast cost and EAC Review progress payments completion percentages and quantities prior to recommending approval Manage variation orders claims and extension-of-time requests Maintain the project risk register and escrow critical risks and issues Implement quality requirements ITPs and follow up NCRs Implement HSE requirements for high-rise construction activities Follow up permits Civil Defense approvals and occupancy certificates Manage testing commissioning initial handover and final handover Follow up As-Built Drawings O amp M Manuals and project close-out Prepare periodic reports and submit them to the General Manager of Projects and the PMO
