Office:
Montana Department of Revenue – Property Assessment Division.

• Conduct residential property reviews and discoveries to identify appraisal needs.
• Review tax records, land use, improvements, and valuation documents.
• Research and analyze individual residential property characteristics and determine final property value.
• Examine site and improvement data, zoning, planning, covenants, and deed restrictions.
• Compile and analyze construction cost data to determine effects on property values.
• Conduct field appraisals and site inspections of subject properties.
• Perform comparable sales to identify valuation factors.
• Document professional assumptions and limiting conditions.
• Determine the primary use for appraised properties and appropriate appraisal method.
• Verify information in title, ownership data, and market models.

• Minimum 2 years of post‑secondary education in business, accounting, economics, public administration, construction technology, or related field.
• Minimum 1 year of job‐related experience, preferably in property appraisal, assessment, or auditing.
• Montana certification in residential property appraisal (IAAO 101) required within the first year of employment.
• Uniform Standards of Professional Appraisal Practice training (USPAP) required.
• Strong research, analysis, attention to detail, and communication skills.
• Basic computer skills.
