Who we want:
We are seeking a dynamic and proactive Property Manager to join our team, reporting to the Director of Property Management. This role is responsible for the day-to-day management of a diverse range of properties, with the primary focus being the World's Largest Underground Business Complex, Sub Tropolis. Our new Property Manager will continue our strong relationships with our tenants, manage our properties efficiently, and communicate well with others.
The ideal candidate has at least 5-7 years of relevant experience and is highly organized, detail-oriented, possesses excellent communication and negotiation skills, and must be able to multitask, prioritize effectively, and thrive in a fast-paced environment.
What you’ll do:
As the Property Manager, you will be based in Sub Tropolis, The World’s Largest Underground Business Complex, in Kansas City, MO. You will collaborate closely with the Director of Property Management and other facilities, maintenance, security, safety, and operations staff to ensure the successful operation of the facility. Your responsibilities will include financial management, coordinating property management activities, and tenant relations efforts.
You will play a key role in conducting property audits, managing special projects, and facilitating effective communication between internal teams and external stakeholders. Additionally, you will participate in planning and recordkeeping tasks, contribute to emergency planning efforts and emergency response, and undertake various other duties to support the overall success of Sub Tropolis and select properties in our Hunt Midwest Business Center.
- Oversee receivables, collections, and capital-related activities in coordination with the Director, PM.
Property Management
- Participate in all leasing activities with the Director, PM.
- Participate in tenant communications related to security & facilities
- Facilitate communications and work related to changes in occupancy.
- Conduct building audits in coordination with the Director, PM.
- Coordinate meter reads for electrical and water.
- Contribute to the planning of the annual Groundhog Run and other special projects.
- Join and participate in field-appropriate organizations such as IREM, BOMA, etc.
Communication
- Schedule/attend virtual and in-person meetings across all groups and specialties.
- Visit tenant management and operators regularly.
- Utilize various communication channels for timely information sharing.
- Facilitate the usage of mass communication systems with tenants in emergencies and drills.
Planning & Recordkeeping
- Contribute to underground-specific annual reporting.
- Contribute to ongoing updates and development of Tenant Handbook(s).
- Contribute to emergency planning documentation efforts.
Other Duties
- Manage individual one-off properties as assigned.
- Participate in relationship-building with appropriate First Responders and various partner organizations.
- Contribute to hosting Lunch & Learn events for Tenants.
- Coordinate Hunt Midwest office janitorial duties.
Tools for success:
- 5-7 years of experience in commercial property management or related real estate roles.
- Professionalism, integrity, positive attitude, and willingness to learn and grow.
