Founded in 2017, NPV has acquired and developed over 50 assets, with $500MM of assets currently under management and over $500MM of development projects in the design or construction phase.
Responsibilities- Conduct quarterly investor reporting by collaborating across teams to compile property performance metrics and prepare high-quality narrative reports. On select investments, provide financial comparisons of current vs. underwritten property performance metrics.
- Interface with investors, manage investor portal accounts, and handle all communications on behalf of North Park Ventures Investor Relations.
- Fulfill lender requests by providing financials, rent rolls, balance sheets, and other materials in accordance with reporting guidelines.
- Manage investment management software and portal for tracking contributions and distributions, tax documentation, updating contact information, and entity transfer requests.
- Coordinate with accounting teams and external parties to facilitate proper tax documentation, including the timely delivery of K-1s and cost segregation studies.
- Manage capital-related events for existing portfolio assets, including refinancings, dispositions, and capital calls by assembling financial packages and working with investors, lenders, and brokers.
- Assist in preliminary underwriting by researching new markets, conducting rent and sale comparable studies, and analyzing demographic trends.
- Facilitate the composition of marketing materials for new investment opportunities, including executive summaries and offering memorandums for new investment opportunities.
- Participate in due diligence processes for potential real estate acquisitions, reviewing property documents, financial statements, and lease agreements.
- Strong analytical skills including an acute sense of problem solving.
- Adept communication skills in both written format and oral presentation to effectively communicate with investors, colleagues, and external partners, and to prepare reports and presentations.
- Solid understanding of real estate principles, including property types, market dynamics, supply and demand drivers, and investment strategies to inform asset management decisions.
- Keen attention to detail, which is crucial to preparing reports and investor materials, reviewing due diligence materials, and accurately communicating with external parties.
- Ability to conduct thorough market research to identify investment opportunities, assess market trends, and evaluate potential risks and returns.
- High-caliber organizational skills to manage various projects at one time and execute required deliveries in a timely manner.
- Ability to work effectively in a team environment, collaborating with colleagues from various departments such as accounting, leasing, and construction.
- Commitment to ethical conduct and compliance with regulatory requirements, including adherence to industry standards and best practices in real estate asset management.
- Relevant work experience demonstrating a high aptitude for financial analysis and data interpretation.
- Proficiency in relevant software tools for investment valuation and reporting, namely Microsoft Office.
