Description of Position:

The Residential Leasing Coordinator reports directly to the Lead Leasing Specialist and plays a pivotal role in creating a best-in-class leasing experience for prospective tenants, while supporting occupancy and revenue goals across Troika’s rental portfolio. Acting as the primary point of contact, this individual represents the sales and leasing team throughout the leasing journey—managing inquiries, conducting showings, guiding applicants through the process, and ensuring a seamless handoff to ongoing property management.

This position is well-suited for someone who excels in a client-facing role, brings a keen eye for detail, and demonstrates strong organizational and communication skills.

This role will work Thursday to Monday or Tuesday to Saturday and is based in Kelowna, BC.

• Respond promptly and professionally to leasing inquiries via phone, email, and digital platforms.

• Conduct property tours andshowcasesuites with professionalism, product knowledge, and enthusiasm.

• Communicate leasing promotions and rental incentives effectively to maximize conversions.

• Guide prospective tenants through the application, screening, and approval process.

• Ensure prospective tenants have an exceptional experience at every touchpoint.

• Prepare leasing documentation including applications, offers to lease, tenancy agreements, and addenda.

• Track leasing activity, inquiries, conversions, and move-ins in property management software (e.g.,Hub Spot,Yardi,Rent Cafe).

• Collaborate with the marketing team to ensure collateral, signage, and promotions are current and aligned with leasing goals.

• Partner and collaborate with property management staff to ensure suites are ready for occupancyanddemonstrateour Gold Standardexpectations.

• Maintainaccuraterecords of leasing metrics and provide weekly leasing updates.

• Support occupancy and revenue targets through strategic leasing efforts.

• Assistin preparing market surveys and competitor analysis.
