As we continue to grow, we're seeking a Division 8 (Doors, Frames & Hardware) Estimator who brings accuracy, technical proficiency, and a relationship‑driven mindset to our expanding preconstruction team.

The Role:

As a Division 8 Estimator, you will prepare detailed, code‑compliant estimates for commercial door, frame, and hardware packages. You will work closely with GC partners, vendors, and internal teams to deliver competitive pricing, clarify scope, and support the transition of awarded projects to operations.

This role is perfect for someone who thrives on accuracy, enjoys digging into hardware sets and specifications, and understands how critical Division 8 assemblies are to the success of a project.

Key Responsibilities:

• Prepare complete estimates for Division 8 scopes, including hollow metal doors and frames, wood doors, finish hardware, and related accessories.
• Review architectural drawings, door & hardware schedules, specifications, elevations, and finish hardware sets to determine accurate scope.
• Perform detailed quantity takeoffs using industry‑standard tools and methods.
• Analyze requirements related to UL ratings, fire codes, ADA standards, life safety, acoustics, and other compliance factors affecting openings.
• Solicit, evaluate, and compare vendor/manufacturer pricing to ensure accuracy and competitiveness.
• Identify cost‑saving alternatives, product substitutions, or value‑engineering options where appropriate.
• Prepare clear proposals that outline inclusions/exclusions, clarifications, and assumptions.
• Partner with internal project managers to provide a smooth handoff when projects are awarded.
• Maintain strong ongoing relationships with door/frame/hardware reps, suppliers, and GC clients.
• Stay up to date on Division 8 product developments, code updates, market pricing, and industry trends.

What We're Looking For:

Division 8 Expertise:

3‑5+ years of experience estimating commercial doors, frames, and hardware. Strong understanding of:

• Hollow metal and wood door assemblies
• Frame types, anchors, and fire‑rated applications
• Finish hardware (cylindrical, mortise, exit devices, closers, electrified hardware, etc.)
• Hardware sets, keying systems, and hardware schedules
• Code-driven requirements (UL, ADA, life safety, fire ratings, accessibility)

Detail‑Driven and Accurate:

You're meticulous, organized, and confident in your ability to produce clean, accurate takeoffs and proposals.

Software & Technical

Skills:

Experience with industry estimating tools is a plus but not required. Strong reading of plans/specs is essential.

Strong Communicator:

You can clarify assumptions, ask smart questions, and build rapport with clients and vendors.
