Under the general direction of the Town Planner, the Planning Technician performs technical, administrative, and customer service support for the Town of Moncks Corner’s planning, zoning, land use, and development functions. Serving as a primary point of contact for permit applicants, contractors, developers, and the public, this position assists with development inquiries, administration, and enforcement of applicable codes and ordinances, research, correspondence, reports, records, and other departmental projects.
The position requires strong organizational, analytical, communication, and customer service skills, with the ability to manage multiple priorities and work independently following appropriate training. The Planning Technician supports the Town’s efforts to manage development, preserve community character, and plan for future growth while providing responsive, solutions-oriented service to the public.
- Issue zoning permits; process applications; review applications for accuracy and completeness. Applicable permits include, but are not limited to residential dwellings, residential additions, accessory structures, signs.
- Respond to inquiries from permit applicants, contractors, developers, and the public concerning permitting procedures, planning policies, and schedules.
- Provide technical assistance and information to Staff and the public in the administration of specific planning-related programs and ordinances.
- Gain familiarity with and maintain automated tracking systems, hard copy files, and records.
- Research and compile information on a variety of planning issues from multiple sources for elected and appointed officials and Town administration, as needed.
- Process applications and assist with staff reports for rezonings, conditional rezonings, and special use permits.
- Prepare public notices and property owner letters for applicable board items (Town Council & the Board of Zoning Appeals).
- Research and prepare Zoning Verification Letters.
- Assist with preparation of presentations for Planning Commission, Board of Zoning Appeals, and other citizen-based boards and committees, as needed.
- Respond to and investigate citizen complaints regarding zoning violations, issue zoning violation notices.
- Perform routine office tasks in designated program areas, including data entry, file management, answer telephone, respond to e-mails, and issue permits.
- Perform other related work, as assigned.
- High school diploma or equivalent is required.
- Bachelor’s degree with coursework in urban planning, architecture, geography, social sciences, or related field preferrable, but not required.
- Experience in site plan review and zoning administration in a municipal setting preferred.
- Valid South Carolina driver’s license with acceptable driving record.
Grade N-108, Minimum Salary: $45,496.49. Starting salary dependent on qualifications.
