Residential Maintenance Technician - Level I

The Role
The Maintenance Technician is integral to maintaining the overall physical condition of the community and providing world‑class service. Responsibilities include diagnosing maintenance issues, making necessary repairs, and ensuring all resident service requests and community maintenance are completed in a timely manner.
May be eligible for a $500 net sign‑on bonus paid in the first paycheck.
Typical Responsibilities- Provide maintenance support for property HVAC, mechanical, electrical, utilities, and lighting systems, including inspections and repairs.
- Ensure execution of all company safety and environmental policies and procedures.
- Deliver the highest level of resident satisfaction through responsive, consistent, positive, and professional interactions.
- Work a rotating on‑call schedule to provide 24/7 maintenance coverage.
- High school diploma or GED.
- 1–3 years of maintenance experience.
- Basic troubleshooting skills.
- Basic understanding of at least one of: electrical, plumbing, carpentry.
- Ability to perform resident‑home repairs to company standards within time limits.
- Ability to learn quickly.
- Certifications relevant to the region (e.g., EPA 608, boiler, plumbing, electrical, appliance repair) to be obtained within 9 months of employment or promotion.
- Required training courses completed within one year of hire/promotion.
- Valid state‑issued driver’s license with a safe driving record.
Regularly use hands to manipulate tools, machinery, equipment, and supplies; frequently stand, reach, climb ladders, balance, and stoop; lift and move equipment and supplies up to 50–75 lbs.
Work ConditionsPerformed in and outside a maintenance/machinery environment and residential properties, often interacting directly with residents, maintenance staff, and the community.
