Overview

We are seeking a Leasing Specialist with strong market awareness and deep understanding of leasing dynamics in the Saudi real estate market. The role focuses on developing leasing strategies, shaping tenant mix plans, and defining the overall approach to leasing for new and existing assets. This individual will guide the strategic direction of leasing activities and support decision‑making.

1. Leasing Strategy & Planning
  • Develop and recommend leasing strategies tailored to each project’s positioning and objectives.
  • Define target tenant categories, rental positioning, leasing incentive structures, and leasing phasing plans.
  • Lead the creation of tenant mix strategies, ensuring alignment with market demand and asset goals.
  • Formulate the leasing approach for new developments and existing assets.
  • 2. Market Research & Demand Analysis
  • Conduct market studies on tenant demand, rent benchmarks, absorption patterns, and competitive assets.
  • Evaluate trends in retail, commercial, lifestyle, and mixed‑use sectors to guide leasing direction.
  • Identify strategic tenant categories and emerging concept opportunities.
  • Provide insights that support optimal tenant mix and leasing strategy decisions.
  • 3. Leasing Framework & Documentation
  • Develop leasing briefs, positioning documents, and guidelines for brokers and execution teams.
  • Prepare strategy presentations, market summaries, and tenant mix rationale.
  • Establish standards for leasing materials, property decks, and project leasing narratives.
  • 4. Stakeholder Collaboration
  • Collaborate with brokers, leasing agents, and commercial teams, providing strategic guidance.
  • Gather feedback from market stakeholders to refine tenant mix and strategy decisions.
  • 5. Financial & Scenario Analysis
  • Evaluate lease structures, rent strategies, absorption scenarios, and rent roll possibilities.
  • Assess how leasing strategies impact financial performance, project value, and asset positioning.
  • Recommend approaches that enhance revenue stability and market competitiveness.
  • 6. Reporting & Strategic Communication
  • Deliver leasing strategy reports, progress updates, and market insights.
  • Prepare structured presentations for senior leadership and project stakeholders.
  • Communicate recommendations that support leasing direction and long‑term asset performance.
  • Qualifications & Skills Education & Experience
    • 5+ years of experience in leasing strategy, brokerage analysis, real estate consultancy, retail planning, or asset‑level leasing support.
