AboutThe Role
As our new Asset Manager, you will be responsible for maximising the value and performance of a portfolio of commercial assets. This role involves developing and executing strategic business plans, optimising lease and contract structures, managing key stakeholder relationships, and ensuring that each asset achieves its financial and operational objectives.
Key Responsibilities- Asset Strategy & Performance: develop and implement comprehensive asset business plans designed to maximise income, support capital growth, and improve overall efficiency. analyse asset performance on an ongoing basis and provide informed recommendations for improvement. conduct regular asset valuations, risk assessments, and return-on-investment analyses to support strategic decision-making.
- Commercial & Financial Management: lead budgeting, forecasting, and financial reporting processes for assigned assets. identify and pursue value-add opportunities, including lease renegotiations, capital improvement initiatives, and operational enhancements. oversee service charge budgets and operational expenditure to ensure all costs are efficiently managed.
- Stakeholder & Tenant Management: act as the primary point of contact for tenants, partners, joint venture stakeholders, and service providers. negotiate lease terms, renewal agreements, and other commercial arrangements. maintain strong tenant relationships to ensure high levels of satisfaction and retention.
- Reporting & Compliance: produce regular performance reports for internal and external stakeholders. ensure activities comply with relevant legislation, internal policies, and lease obligations; support audits and due diligence processes when required.
- Transaction Support: contribute to strategies related to acquisitions, disposals, and refinancing. assist with financial modelling and the due diligence required for new investment opportunities.
The ideal candidate will have at least five years of experience in asset management, investment, leasing, or commercial property management. They will possess a strong understanding of property markets, lease structures, and financial modelling. Proficiency in Excel and property management software is essential, along with strong analytical, negotiation, and communication skills.
