Project Manager

Location: Kilmarnock, office and site-based

Salary: £60,000 + mileage paid

We are working with one of Scotland’s leading hospitality businesses, operating an award-winning collection of bars, restaurants and hotels. As the business continues to grow, they are expanding their accommodation offering and delivering an exciting pipeline of new-build and refurbishment projects across Scotland.

We are looking for an experienced Construction Project Manager to take ownership of multiple projects from initial feasibility through to completion. With a number of projects currently underway, this is a varied, fast-paced role offering genuine autonomy and the opportunity to influence the next stage of growth.

The role

Working closely with Directors, architects, designers, consultants and contractors, you will ensure projects valued at £2m+ are completed on time, within budget and to the highest standards.

Your responsibilities will include:

  • Managing projects from feasibility and design through to construction, handover and completion
  • Overseeing multiple new-build, refurbishment and accommodation projects
  • Preparing and managing project programmes, budgets and delivery schedules
  • Leading procurement, tendering and contract administration
  • Coordinating architects, design teams, consultants and contractors
  • Chairing project meetings and carrying out site inspections
  • Providing clear progress, budget and risk updates to Directors
  • Resolving project challenges, delays and contractual disputes
  • Ensuring compliance with planning, building regulations, licensing, health and safety, CDM and sustainability requirements
  • Balancing creative design ambitions with commercial and operational priorities
  • Promoting a collaborative, one-team approach across internal and external stakeholders

About you

We are looking for a confident and technically knowledgeable Project Manager with substantial experience delivering construction projects.

You will ideally have:

  • Strong construction project management experience
  • Experience delivering projects valued at £2m or more
  • A proven track record of taking projects from feasibility through to handover
  • Excellent knowledge of construction processes, procurement and relevant regulations
  • The confidence to make decisions, challenge where appropriate and hold contractors accountable
  • Strong commercial awareness and experience controlling project budgets
  • The ability to manage several high-pressure projects and changing priorities
  • Excellent communication and stakeholder-management skills
  • A proactive, organised and solutions-focused approach
  • The ability to work independently while remaining accountable for delivery
  • Flexibility to travel throughout Scotland

Experience with in hotels, hospitality, leisure or accommodation would be beneficial but is not essential. Applications are welcomed from candidates with strong construction experience gained within other relevant sectors. A formal construction or project management qualification, such as RICS, CIOB or PRINCE2, would also be advantageous.

Working pattern

The role combines time at the office with regular travel to project sites across Scotland. The typical working pattern is three days office-based and two days attending sites and external meetings. Business mileage can be claimed.
