We are currently recruiting for an Aids and Adaptations Site Manager to join our team here in Kingston Upon Thames.

Role Overview:

The Aids and Adaptations Site Manager is responsible for the safe, efficient, and high-quality delivery of aids and adaptations works across occupied social housing properties. The role ensures that projects are completed on time, within budget, and in compliance with statutory regulations, health and safety legislation, and organisational quality standards. The post holder will work closely with tenants, occupational therapists, contractors, surveyors, and client representatives to deliver adaptations that improve residents' independence, accessibility, and quality of life.

Responsibilities:

  • Manage day-to-day site operations for aids and adaptations projects.
  • Coordinate labour, subcontractors, materials, and plant to ensure efficient project delivery.
  • Monitor programme performance and implement corrective actions where necessary.
  • Ensure works are completed to agreed specifications and quality standards.
  • Conduct regular site inspections and quality assurance checks.
  • Ensure compliance with the Health and Safety at Work Act, CDM Regulations, and company policies.
  • Prepare and review Risk Assessments and Method Statements (RAMS).
  • Carry out site safety inspections and toolbox talks.
  • Ensure all operatives work safely and use appropriate PPE.
  • Investigate accidents, incidents, and near misses, implementing corrective actions.
  • Oversee adaptations including:
  • Level access showers
  • Wet rooms
  • Disabled access ramps
  • Widened doorways
  • Through-floor lifts
  • Handrails and grab rails
  • External access improvements
  • Ensure works minimise disruption to vulnerable residents.
  • Monitor project costs and report on budgets and variations.
  • Maintain accurate site records and progress reports.

You Will Need:

  • Experience managing construction or refurbishment projects within social housing.
  • Full UK Driving Licence.
  • Experience delivering aids and adaptations works.
  • Strong knowledge of occupied property refurbishment.
  • Experience supervising subcontractors and direct labour.
  • Excellent customer care skills when working in occupied homes.

Qualifications:

  • SMSTS (Site Management Safety Training Scheme).
  • First Aid at Work.
