The Assistant Property Manager Floater supports multiple residential communities under the Westgate portfolio. This role provides on‑site operational, leasing, and administrative support as needed across various locations, ensuring consistent service, smooth operations, and high resident satisfaction. The Floater acts as a flexible extension of each community’s management team—stepping in during staffing shortages, lease‑ups, high‑volume periods, or special projects.

Leasing & Resident Relations
  • Assist with leasing efforts including tours, phone, emails, application processing, and move‑in coordination
  • Provide excellent customer service to prospects and residents across all assigned communities
  • Ensure all leasing presentations and follow‑ups align with Westgate brand standards
  • Support renewal efforts by preparing renewal notices and communicating rent adjustments
  • Help maintain high occupancy and retention rates throughout the portfolio
Operations & Administration
  • Travel between multiple communities and provide coverage during vacancies, vacations, or high‑volume periods
  • Support property managers with daily operations such as reporting and inventory control
  • Assist with implementation of new operational procedures, software systems, or leasing strategies
  • Maintain compliance with policies, fair housing guidelines, and local regulations
  • Ensure office readiness, cleanliness, and organization at all locations
Financial & Record Keeping
  • Process rental payments, ledger adjustments, and deposits through Yardi/Rent Cafe
  • Support month‑end reporting and invoice processing as directed
  • Help track delinquency, send notices, and support follow‑up on outstanding balances
Maintenance Coordination
  • Enter, track, and follow up on maintenance requests in Yardi and HotSOS when applicable
  • Assist with unit inspections, turn schedules, and coordination between general resort managers and maintenance teams
  • Support oversight of on‑site vendors and contractors when needed
Qualifications
  • 1–2 years of experience in property management, leasing, or hospitality required
  • Strong understanding of leasing best practices and resident relations
  • Experience with Yardi, Rent Cafe, or similar property management software preferred
  • Ability to independently prioritize tasks and work efficiently across multiple locations
  • Strong communication, professionalism, and customer service orientation
  • Must demonstrate integrity, reliability, and proactive problem‑solving
  • Ability to adapt quickly to new environments and varying community needs
  • Valid driver’s license and reliable transportation required
  • Ability to work weekends

Certifications:
  • HS diploma or GED required

  • Proficient in Microsoft Office (Excel, Word, Outlook)
