Job Description
Realstar is a fully integrated management firm providing a full range of investment and property management services in Canada. The Maintenance Technician assists in cleaning and ensuring the proper physical maintenance of the property and will be required to live onsite and perform on‑call duties.

Property Maintenance Responsibilities

Thorough knowledge of all maintenance systems (pumps, emergency generators, swimming pool, sprinklers, ventilation, boilers, etc.)

Ensure residents adhere to rules and regulations with emphasis on maintenance and storage of hazardous substances

Maintain grounds in accordance with company standards, ensuring all sewage, water, gas and electrical systems are in good working order and promptly repairing and addressing any maintenance inquiries

Perform repairs and inquiries, including landscaping, mowing and snow removal (if applicable)

Knowledge and understanding of safe handling of cleaning materials (WHMIS)

Operate all equipment safely, maintain equipment, and keep snow removal logs for insurance purposes (if applicable)

Ensure property compliance with provincial and municipal regulations (water testing, etc.)

Pre‑inspection of vacant suites

Coordinate with Property Manager on scheduling contractors and staff for maintenance and issue resolution

Supervise service providers and contractors and oversee quality of work

Conduct daily visual inspection of all mechanical, HVAC and sprinkler systems

Carry out special projects and other duties as assigned

Customer Service Responsibilities

Ensure resident issues and service requests are addressed within 24 hours

Promote a neighbourly and community atmosphere

Meet residents in a customer‑friendly and professional manner

Seek ways to exceed resident service expectations

Comply with regular fire safety and life safety standards, keeping fire, risk, maintenance and preventive maintenance logs up to date and completing and holding fire drills

Maintain extensive knowledge of emergency procedures including fire, flood and mold and ensure staff understand them

Cleaning Responsibilities

Snow and ice removal, salting of all entrances, walkways and rooftop accesses, and maintenance of snow removal log books

Handling of garbage and recycling bins

General maintenance of underground garage and parking levels, service rooms, foyers, patios and rooftops (where applicable)

Watering of gardens and lawns

Pickup of loose garbage around exterior of property and detection of serious deficiencies affecting curb appeal or hazards to residents

Vacuuming, sweeping and mopping of carpeted or tiled common areas

General maintenance of common areas (lobbies, elevators, hallways, stairwells, windows) and amenity areas (laundry rooms, swimming pools, recreation rooms)

Dusting and cleaning of fire hose cabinets and bells and elevator tracks

Maintenance and cleaning of garbage chutes, garbage rooms (walls, floors) and recycling rooms

Safe handling of cleaning materials (WHMIS)

Thorough cleaning of all appliances, floors, walls, windows, kitchens, washrooms and balconies

Repair of minor maintenance items (light fixtures, vents, filters, plumbing fixtures)

Removal of garbage items and old‑broken appliances

Skills and Experience Required

Background in residential property management or related business experience (skilled‑trade, handyperson)

Strong customer service and selling skills

Excellent communication skills for interacting with residents, prospects, colleagues and trades

Maintain a professional and presentable appearance at all times

Basic computer and keyboarding skills

Ability to perform minor repairs and aptitude for mechanical systems

Demonstrated cleaning skills

Ability to drive small vehicles, tractors, etc.

Capability to lift and move heavy objects 50-100 lbs, including garbage bins, furniture and appliances or perform snow removal duties, sometimes for extended periods of time
