Overview

The Sales & Leasing Specialist is the primary driver of occupancy for the portfolio, owning the leasing process from initial contact through move-in. This is a fast-paced, sales-driven role that requires urgency, persistence, and a focus on closing deals. Success in this position directly impacts portfolio occupancy and revenue.

Responsibilities
  • Lead Conversion & Sales – Respond to leads within minutes, qualify prospects, and turn inquiries into showings and leases.
  • Lead Generation:
    Implement strategies to attract potential tenants through various channels like online advertising, social media, and community outreach.
  • Lead Tracking:
    Maintain a CRM database to record and monitor all incoming leads and their progress through the leasing process.

    Assess the suitability of leads based on their needs, budget, and rental criteria.
  • Lead Nurturing:
    Build relationships with potential tenants by providing relevant information, answering inquiries, and addressing concerns.
  • Lead Conversion:
    Guide qualified leads through the application and leasing process to secure tenancy.
  • Lead Follow-Up:
    Maintain communication with leads who haven t converted, providing updates on available units and incentives.
  • Tour Execution when needed – Conduct virtual and in-person tours using persuasive sales techniques tailored to each prospect.
  • Closing Accountability – Overcome objections, create urgency, and secure signed leases quickly.
  • Application & Lease Processing – Guide prospects through applications, screenings, and lease execution.
  • Pipeline Management – Maintain structured follow-up until the lease is signed and the resident moves in.
  • Occupancy Impact – Fill vacancies within targeted timelines to maintain or exceed occupancy goals.
  • Works closely with Resident Concierge for in-person showings.
  • Coordinates with Inventory & Maintenance Coordinator to ensure show-ready units are available.
  • Provides feedback to marketing on lead quality.
  • Assist the marketing department with the implementation of property marketing strategies, including online advertising, social media engagement, and local outreach.
  • Maintain up-to-date knowledge of the competitive market to inform leasing strategies and identify opportunities for growth.
  • Maintain and grow relationships with existing tenants to drive repeat business and referrals.
  • Develop a deep understanding of company products/services and be able to communicate their value proposition effectively.
  • Meet or exceed monthly and quarterly sales targets and KPIs.
  • Collaborate with the marketing team to align sales strategies with campaigns.
  • Provide market feedback and insights to leadership to help with pricing, and strategy.
Qualifications
  • 2+ years in commission-based sales.
  • Strong closing skills and competitive drive.
  • Proven track record in sales, preferably in leasing but not required.
  • Strong interpersonal and communication skills, with the ability to build rapport quickly.
  • Self-motivated, results and goal-oriented, and able to work independently.
  • Comfortable with cold calling, digital prospecting, and closing deals.
  • Strong organizational and time-management skills.
  • Proficiency in CRM systems and Microsoft Office Suite (or Google Workspace).
