U.S. Facilities, Inc. (USF), an integrated facilities management company, is seeking an experienced, highly motivated Facility Maintenance Mechanic to work in the Kokomo, Indiana area.

This position requires an understanding of mechanical and electrical maintenance concepts. The primary responsibilities include performing preventive maintenance, corrective maintenance, and troubleshooting facility equipment.

Responsibilities
  • Assists the onsite team with maintaining, operating, and troubleshooting mechanical/electrical HVAC systems—boilers, chillers, rooftop units, plumbing, and assorted equipment such as pumps, bearings, blowers, fans, gearboxes, and air handlers.
  • Conducts preventive maintenance inspections and performs required actions such as lubrication, coil cleaning, filter changes, and fan belt replacement.
  • Follows company policies and guidelines.
  • Safely performs tasks by following job hazard analysis, lockout/tag‑out procedures, and wearing required PPE.
  • Operates various tools and diagnostic equipment, including hand tools and laptop computers.
  • Demonstrates flexibility in day‑to‑day activities and scheduling for the benefit of the customer.
  • Possesses a strong understanding of general aspects of the job.
  • Other duties may be assigned.
Requirements
  • Powerhouse experience is a must.
  • Boiler and chiller experience is also a must.
  • High School Diploma or GED.
  • Good written and oral communication skills.
  • Preferred HVAC, electrical, and plumbing experience.
  • Must provide basic hand tools and testing equipment.
  • Valid driver’s license in good standing is required.
  • Must be able to pass a criminal background check and a pre‑employment drug screen.
  • Willingness to learn new skills and assist co‑workers.
  • Full‑time job type (7:30 AM – 4:00 PM).
Physical Requirements
  • Some tasks require repetitive wrist movement.
  • Requires walking extensively through facilities during a workday.
  • Ability to climb extension ladders, roof ladders, stepladders, and stairs as needed.
  • Flexibility to bend, stoop, squat, kneel, reach, and move in a 90‑degree range.
  • Ability to differentiate colors for wire color‑coding.
  • Ability to read and understand documents or displays on a computer screen.
  • Ability to use various office equipment and a computer keyboard.
  • Ability to communicate via telephone and in meetings or presentations.
  • Fluency in computer use, including the full Microsoft product line.
  • Ability to lift 50 lbs.
  • Ability to interact with clients professionally amidst periods of stress.
Special Requirements
  • Wear composite‑toe safety shoes, safety glasses, gloves, hard hats, and other personal protective equipment as needed.
  • Cope with work‑related stressors to maintain performance and contribution levels.
Preferred Qualifications
  • Commitment to maintaining a safe work environment and following proper safety practices.
  • Knowledge of drywall, patching, and painting.
  • Knowledge of basic and electronic door‑locking mechanisms.
  • Knowledge of facility mechanical systems—heating, cooling, ventilation, plumbing, and electrical.
  • Knowledge of machinery and equipment such as pumps, motors, gearboxes, fans, power transmission components, cranes, and hoists.
  • High attention to detail.
  • Good verbal and written communication skills.
  • Friendly, cooperative, customer‑service‑mindful attitude; team player.
  • Ability to work with little or no direction at times.
  • Ability to interpret instructions in written, oral, diagram, or schedule form.
Other Attributes
  • Willingness to work overtime when required and to work holidays and weekends in case of emergencies.
