The role is responsible for ensuring asset uptime, statutory and HSE compliance, effective maintenance planning, contractor performance, budget control, service quality, and operational readiness across facilities. This includes managing preventive and corrective maintenance activities, overseeing service providers, maintaining accurate records and reports, supporting minor projects and site mobilizations, and ensuring all facilities services are delivered in line with approved policies, procedures, SLAs, KPIs, and business requirements.

Key Responsibilities:

Facilities Operations Management
  • Lead the overall delivery of hard and soft facilities management services across assigned premises.
  • Ensure the implementation of approved policies, SOPs, IMS/HSE procedures, permits to work, risk assessments, and lockout/tagout requirements across all site activities.
  • Translate contracts and scopes of work into clear site objectives, service standards, SLA/KPI targets, and operational plans.
  • Build and maintain integrated site plans covering preventive maintenance calendars, manpower rosters, vendor schedules, consumables, spare parts, and seasonal contingencies.
  • Define critical systems, operational risks, escalation paths, and response procedures to support business continuity.
Hard Services and Asset Maintenance
  • Ensure effective preventive and corrective maintenance for HVAC, electrical systems, lighting and controls, plumbing and drainage, firefighting and fire alarm systems, generators, UPS, BMS, elevators, and other critical building systems.
  • Ensure maintenance is completed in line with OEM requirements, safety standards, and statutory requirements.
  • Monitor alarms, system performance, asset condition, and repeated failures to identify risks and improvement opportunities.
  • Approve shutdowns, energization activities, testing, and close-out documentation with proper evidence.
  • Maintain asset registers including make, model, serial number, warranty details, criticality, lifecycle status, and maintenance history.
Soft Services Management
  • Manage cleaning, security, pest control, landscaping, waste management, hygiene services, and other soft services as applicable.
  • Set service routes, frequencies, quality standards, inspection routines, and audit cycles.
  • Ensure front-of-house, public areas, and customer-facing spaces are maintained to the required presentation and service standards.
  • Coordinate additional coverage for peak periods, events, tenant moves, operational changes, and business requirements.
Contractor and Vendor Management
  • Develop scopes of work and RFQs for facilities services, maintenance contracts, minor works, and operational requirements.
  • Support technical and commercial evaluations and recommend vendor awards within authority limits.
  • Mobilize contractors and service providers, chair progress and HSSE meetings, review deliverables, and verify completion against scope, SLA, and KPI requirements.
