Pay Range: $26.71 to $40.06
Actual pay will be based on various factors, such as a candidate’s qualifications, skills, competencies, proficiency for the role, and internal equity. In addition to base pay, Kwik Trip gives 40% of pre-tax profits back to our coworkers with bonuses ranging from 8-12% of each coworker’s gross annual wage depending on company profitability. Kwik Trip Inc. is seeking a Real Estate Title Examiner to support and provide expertise to the company’s departments. The role involves researching, evaluating, and collaborating to resolve title and survey issues for current and future projects, ensuring clear and marketable titles for construction and development.
Responsibilities:
- Collaborate with real estate, store engineering, and legal teams to provide title reports and related documentation for sites.
- Investigate properties for easements, covenants, conditions, and restrictions that could impact development.
- Gather and review documentation related to title, zoning, and surveys.
- Review surveys such as ALTA/ACSM, CSM, Certificates of Survey, and Plats.
- Order and prepare legal documents related to easements, covenants, and conditions.
- Assist in reviewing closing documents and easement requests.
- Coordinate with title companies across multiple states and understand relevant state laws.
- Engage with county, city, and state offices, as well as utility companies.
- Maintain current title spreadsheets for open projects.
Requirements:
- Associate Degree in Business, Legal, Real Estate, or a related field.
- 4-6 years of experience as a Commercial Real Estate Title Examiner.
Knowledge and
Skills:
- Understanding of title research principles and legal issues.
- Ability to interpret surveys and legal descriptions.
- Knowledge of commercial construction and development processes.
- Strong analytical, problem-solving, and organizational skills.
- Excellent communication and time-management skills.
- Ability to handle sensitive information confidentially.
- Self-motivated with minimal supervision.
Work Schedule: Monday through Friday, daytime hours, or as needed.
