Compensation

Base pay is determined by applicant’s skills and experience. Full‑time associates are eligible for an annual bonus incentive and sales referral bonuses. Temporary associates are not benefits eligible but may participant in the company’s 401(k) program.

Responsibilities
  • Under direct supervision of an Executive Director, responsible for all operations, act as contact for all staff, residents, prospects, community organizations, government agencies, and the public.
  • Supervise, direct, and motivate staff. Maintain superior training and morale. Ensure training programs are effectively executed.
  • Maintain high degree of resident satisfaction and retention through consistent delivery of high‑quality services. Provide leadership for staff and residents to pro‑actively solve problems and resolve issues. Administer annual resident satisfaction survey.
  • Execute renewal program with existing residents through a proactive program ensuring the highest renewal rate possible.
  • In conjunction with the Executive Director, develop annual operating and capital budgets. Maintain budget accountability to the Universe, aggressively anticipate and minimize negative budget variances and deficits. Meet and exceed occupancy goals for the property. Continually explore means of revenue enhancement and expense reduction.
  • Hire, train, discipline, and terminate employees in accordance with company policies. Review hires, promotions, disciplinary actions and termination of employment of associates with attention to consistency in the selection and retention of quality personnel.
  • Ensure buildings, grounds, and property are up to company standards through the oversight of preventative maintenance systems and programs, and frequent inspections that meet company standards of excellence.
  • Maintain current departmental policies, procedures, and licenses in accordance with all requirements.
  • Foster creativity among staff to deliver the highest quality and optimum services. Responsible for creating and maintaining an atmosphere of stability; act as a member of Resident Counsel.
  • Develop and maintain a positive image with the community. Become active in social and civic affairs of the local community. Represent the facility and the curta company to government agencies, professional organizations, community groups and other appropriate public agencies/groups.
  • Conduct department head meetings on a weekly basis. Conduct quarterly associate meetings to review safety on all aging issues and building issues. Conduct quarterly residential meetings.
  • Keep current on competitive projects and programs in the marketplace.
Qualifications

Education and Experience:
