Contract Hardware Detailer — Division 8 (Commercial Construction) Overview
Are you a detail-oriented professional with experience in architectural hardware, hardware schedules, and commercial construction? We’re looking for an experienced Division 8 Detailer to join our team and play a key role in preparing project-specific hardware sets, coordinating with architects and project managers, and ensuring execution excellence. You’ll work on significant commercial builds, support a high-performing team, and help deliver top-quality results.
WhatYou’ll Be Doing
- Review architectural drawings, specifications and opening schedules to determine hardware requirements.
- Create complete hardware sets (door/hardware schedules) based on room functions and project criteria.
- Generate submittals, shop drawings, and hardware schedules using manufacturer cut sheets and EPWS (or other software).
- Initiate RFIs to architects/engineers when specifications or openings are unclear.
- Coordinate with project managers, sales reps, and procurement to procure hardware, track lead times, and maintain documentation throughout the project lifecycle.
- Assist with change orders, Architectural Supplemental Instructions (ASIs), and RFIs as needed.
- Monitor material cost variances and address discrepancies between scoped and detailed costs.
- Maintain strong organization, accuracy, timely turnaround in a fast-paced commercial construction environment.
- Strong attention to detail, excellent verbal and written communication.
- Proven ability to manage multiple deadlines and deliver accurate documentation under pressure.
- Minimum of 2 years’ experience in commercial construction hardware detailing (doors/frames/hardware) or similar role.
- Experience reading architectural plans, schedules, specifications and interpreting hardware requirements.
- Proficiency with hardware schedule software or equivalent; experience with EPWS or similar is a strong plus.
- Associate degree in technical/engineering or related field.
- Experience with Bluebeam, AutoCAD or other detailing/drawing software.
- Prior experience working with Division 8 (doors, frames, hardware) in commercial construction projects.
- Familiarity with profit/cost monitoring for hardware sets.
