Independent contractors earn predictable full‑time or supplemental income with a flexible schedule. No prior experience with mortgage field inspections is required; an ability to manage time and meet deadlines is essential.
What is an Occupancy Verification?Mortgage lenders require periodic updates on their properties. The purpose of the inspection is to verify property occupancy and report on the general condition using a mobile application. Most inspections are exterior‑only; about 10% require interior photos after the property has gone vacant.
Responsibilities- Complete the inspection within 4 days after assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in an app.
- Drive extended periods, making numerous stops during the day in the assigned territory.
- Most common type of inspection should only take 5‑6 minutes.
- Computer with internet connection.
- Reliable vehicle (good gas mileage is a plus as you pay for your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver's license.
Each inspection has a flat rate; rates vary by county and volume. You can earn the equivalent of $30–$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month working 2–30 hours per week. Lower‑volume counties have higher rates, while higher‑volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month‑to‑month.

No additional mileage reimbursement above the flat fee per inspection.
