JOB DESCRIPTION

The Project Manager is responsible for the overall planning, management, procurement, scheduling, and execution of work for assigned construction projects. The role may involve one or more projects at a time, maximizing project profitability, promoting the company’s objectives and goals, and achieving quality and safety standards while exceeding owner expectations.

Duties
  • Champions “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers.
  • Ensures that “Constructing with Integrity” is delivered by working with honesty, unity, safety, and quality of work.
  • Works well with Layton’s “Two in the Box” application and with the Superintendent to ensure successful project delivery and strengthen client relationships.
  • Assists in the preparation of estimates and prepares the project budget.
  • Leads the project team in preparing the project management plan (PMP) and organizes and conducts pre-award and pre-construction meetings.
  • Participates in value engineering services, negotiation and preparation of project subcontracts, and is responsible for obtaining permits and resolving regulatory requirements.
  • Prepares a project schedule and develops milestones necessary to complete the project in concert with the Superintendent.
  • Controls the contract documents, ensuring completeness and consistency, and plans the successful execution of the construction contract.
  • Manages project materials and equipment procurement within the project’s budget and schedule.
  • Monitors the project site for quantity, cost, safety, quality, and schedule performance; develop and monitor project quality, safety, and risk management plans.
  • Negotiates owner and subcontractor change orders and manages the resulting cost and profit impact.
  • Develops the monthly client pay requests and follows up on collection.
  • Controls the payment of job costs based on document review and approval; coordinates with the job cost accountant for payments, lien releases, and participates in monthly accounting and project reviews.
  • Manages all final close out procedures, including as-built drawings, close out, letters of substantial completion, and letters of recommendation.
  • Interacts with Estimating to provide project cost information for the estimating database.
  • Manages client relationships and conducts all client meetings.
  • Performs other related duties as assigned.
Qualifications
  • Bachelor’s degree in civil engineering, construction management, or related field, or equivalent education and experience.
  • Preferably at least 5 years of experience working in commercial construction.
  • Understanding of estimating concepts sufficient to verify bids, understand market rates, and process change orders.
  • Knowledge of contractual language and construction laws and practices to protect the company while maintaining client service quality.
  • Knowledge of building codes and design requirements, including plans, blueprints, and specifications.
  • Team player who delegates effectively to achieve organizational and customer goals.
  • Skilled in verbal and written presentations and communication with stakeholders.

Salary range: $120,000 to $140,000. Eligible for a target bonus.
