Maintenance Tech – HVAC Certified
Reports to:
Maintenance Supervisor, Executive Director | FLSA Status:
Full-Time, Non-Exempt
$25.00/hr - $25.00/hr
Position OverviewThe primary responsibility of the Maintenance Tech - HVAC Certified position is to assist the Supervisor and oversee all building maintenance operations on the property. In this role, the individual should maintain a positive rapport with co‑workers, residents, and provide a high level of detailed follow‑up with the Maintenance Supervisor and Executive Director. The Maintenance Tech - HVAC Certified position should display a proactive, positive attitude and perform all job functions as described below.
EssentialJob Functions And Responsibilities
- Maintaining the “Mahaffey Hospitality” reputation – “Polite & Professional” and promoting good public relations among residents, non‑residents, staff, and management.
- A/C & Heating – Troubleshooting/Repairing/Replacing electrical system, compressors, coils, etc.; operating the Freon Recovery Unit and maintaining logs; repairing heating problems; soldering and welding as needed; obtaining and maintaining HVAC certifications as required.
- Electrical – Replacing wiring, breakers, switches, relays, contractors, outlets, coaxial, lighting, etc.
- Repairing gutters, downspouts, ridge vents, including work inside the attic areas.
- Plumbing – Repairing drain lines, toilets, faucets, water lines, garbage disposals, sinks, “P” traps, water heaters, life stations, etc.
- Appliances – Repairing refrigerators, stoves, dishwashers, washers, dryers, etc.
- Carpet – Repairing, patching, seaming, shampooing as needed to backup carpet installer.
- Golf Carts – Driving, maintaining batteries, switches, wiring, brakes, tires, etc., and practicing safe driving habits.
- Windows and Doors – Repairing and replacing windows, screens, doors, locks, etc.
- Sealing – Caulking or grouting windows, back splashes, sinks, tubs, etc.
- General – Performing minor carpentry repairs, installing flooring, maintaining the shop, inventory, equipment and vehicles.
- Pools – Properly mixing chemicals and cleaning; maintaining pumps and heaters; CPO Certification required.
- Lifting heavy equipment, tools and materials, while using safe‑lifting techniques.
- Safely mixing and handling various chemicals.
- Completing repairs that involve bending, twisting, squatting, stooping, crawling, reaching overhead, stretching, kneeling, upper/lower body movement and lifting; walking and standing for the majority of the workday.
- Reporting any lease infractions, e.g., pets or damage, to the Management Office.
- Climbing and working from a ladder for certain jobs.
- Operating company golf carts.
- Must follow safe workplace rules and practices to prevent on‑the‑job injuries.
- Working regular shifts and additional hours, when necessary, as directed by the Maintenance Supervisor and/or Property Manager.
- Performing other related tasks as needed.
- Must provide own personal dependable transportation for use on the job and own tools (a weekly fuel allowance is provided; vehicle maintenance allowance after 90‑day probation).
- Must maintain a valid driver’s license and insurance coverage with a good driving record; vehicle must be operated safely and abides by the speed limit at all times.
- Must abide by all Fair Housing laws.
- Ability to work a flexible schedule, including weekends;
Monday through Sunday, 9am – 6pm. - Ability to resolve resident concerns while maintaining a friendly and professional demeanor.
- Ability to write and communicate professionally.
- Ability to apply sound decision‑making.
- Ability to demonstrate teamwork by assisting co‑workers.
- Ability to communicate professionally and adapt interpersonal skills to a variety of audiences.
- Must have a valid driver’s license.
- Must have reliable transportation.
- Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.
- Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property.
- Occasionally lift and/or move up to 70 lbs.
