Job Summary

Responsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. Provided with a company van and tools, travels to a variety of customer sites to maintain commercial properties. Performs minor carpentry, plumbing and electrical maintenance; conducts preventative, corrective and predictive maintenance, troubleshooting and servicing of commercial HVAC systems. Tests and analyzes data to assure proper functioning of equipment and provides recommendations.

Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, and roofing, HVAC, and other skills as needed to solve maintenance problems. Possesses strong communication skills and fosters strong relationships with customers, vendors and team members.

Essential Duties & Responsibilities
  • Complete thorough Preventative Maintenance Checks and Services on all standard package and split unit HVAC systems common among EFO’s light commercial customers including inspection and repair/replacement of belts and pulleys, inspection and cleaning of condensate drain lines, testing power/performance of compressor, fan motor, blower motor, testing function and safety of burners/heat exchangers, and function of all safety and operational controls.
  • General repairs of steam/hot water boiler systems. Diagnose airflow and ducting repairs.
  • Safe, efficient, and EPA‑compliant use of refrigerants for standard package and split unit HVAC systems.
  • Safely diagnose and repair common mechanical, electrical, or system failure issues on standard boiler, package and split unit HVAC systems including motors, belts, pulleys, compressors, condensing units, evaporators, circuit boards, contractors, leaks, and brazing of copper components.
  • Perform minor plumbing maintenance on existing systems such as unclogging toilets and drains, repairing leaks, and replacing fixtures.
  • Perform routine painting and carpentry work to maintain clients’ facilities in like‑new condition.
  • Perform minor electrical maintenance as allowed without a license within state law requirements.
  • Complete service inspections and asset inspections as needed.
Technology Utilization
  • Access and complete work orders including notes on services provided.
  • Create and submit Service Reports and Quality Inspection images and reports.
  • Submit timesheets, expense reports, and purchase card logs.
Qualifications

Education:

HS diploma or equivalent professional experience in landscaping, trades (electrical, HVAC, plumbing, etc.), or specialty floor care; preferred HVAC technical certificate or state‑approved HVAC license. 5 years HVAC/General Maintenance experience, including electrical, plumbing, carpentry, or equivalent combination of training, education, and experience.

Licenses/Certifications:

Must possess applicable certifications, licenses, and a valid driver’s license in good standing, including an EPA Universal Refrigeration License.

Language

Skills:

Ability to read and comprehend instructions, write routine reports and correspondence, and present information effectively in individuals and small group situations.

Technical

Qualifications & Skills:

Complete assigned work orders in a timely manner and communicate work order status via designated business processes. Operate handheld devices and business systems; proficiency with Microsoft Office (Word, Excel, Outlook).

Compliance:
Comply with all applicable codes, regulations, government agency requirements, and Company directives related to building operations and work safety. Maintain knowledge of OSHA standards and Company safety policies at all times.

Daily local travel between properties required.
