Project Managers at Austin General Contracting are strong leaders who take full ownership and are responsible for the smooth functioning of the financial aspects and day to day operations of their assigned projects to ensure that their projects are completed on time and within budget. They are team players and work closely with the assigned field Superintendent who manages all of the field work and field operations of the project.
Together they assume overall responsibility and accountability of the project, implement the project plan and schedule, ensure safety and quality control, and delegate work to project team, contractors, and trades people.
They are proficient multi taskers and creative problem solvers. Communication is essential and the Project Manager is accountable for ensuring all parties involved are updated with real time project information and notified of any potential delays or problems
They are expected to provide strong customer service and have deep experience and industry knowledge to circumvent issues. Timely distribution of project records – scope, schedule and budget updates.
They are expected to have a thorough understanding of cost management and their project budgets at all times. They must be consistent and accurate with budget forecasting.
Responsibilities for Project Manager:
- Review the Prime Contract in its entirety and ensure that all requirements and obligations are understood and addressed with project controls, documentation, procedures, etc. and delegating to project team members if required.
- Conduct an initial plan review, participate in the project kickoff meeting, and develop a thorough understanding of the project.
- Assume full responsibility for subcontract and general conditions buy-out, including:
- Review the base bid for missing required work and/or material.
- Identify and resolve potential coordination issues and/or missing scope.
- Develop the buyout schedule (coordinate with the construction schedule to ensure no disruption of the project).
- Develop and release bid packages to subcontractors.
- Conduct a detailed review of subcontractor bid scopes and negotiate final price with selected subcontractor.
- Receive required insurance from subcontractor before notice to proceed.
- Set up contract exhibits and compile final subcontract.
- Oversee the Project Engineer’s development of the permit processing and procurement schedule.
- Manages the procurement process including subcontractor / trade / supplier negotiations and awards to ensure all assets are in place when required per the project schedule..
- Facilitates project meetings with internal and external stakeholders to monitor and support the project’s ongoing
- Provides clear direction and written communication to team members to ensure project targets are
- Works with project team to identify and manage opportunities and risks to achieve the best possible impact on schedule and financial
- Ensures project materials are supplied and work is completed
- Supports the development and maintenance of the construction schedule to meet milestones and completion dates for the Superintendent to implement in the field..
- Maintains, tracks, and reports all financial aspects of the project on a weekly basis, including forecasts and billings for both up and down stream costs.
- Assume responsibility for financial change management on the project and manage the change order process communicating properly and in real time to ensure that all necessary project participants have a thorough understanding of the project costs and timelines at all times. Including:
- Anticipate changes that will have schedule and/or cost impact on the project. Ensure the field Superintendent walks the job frequently and communicates General Superintendent, Engineers, and subcontractors to ensure that any issues or changes are identified and recorded in a timely manner.
- Substantiate subcontractor change requests
- Estimate the value of the schedule and/or cost impact of a change item and create Potential Change Orders (PCOs).
- Notify the owner of PCOs on a weekly basis or as required by the Owner contract, whichever is stricter.
- Negotiate PCOs with the owner.
