The Assistant Community Manager oversees the day‑to‑day operations and financial functions of the housing community under the supervision of the Community Manager. The role includes delinquency management, rent collections, and financial optimization, as well as personnel, leasing, maintenance, administration, and risk management.
Financial Management- Post all payments and income from applicants and residents accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident accounts, including bill back of utilities where applicable.
- Conduct all end‑of‑the‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units to post move‑out charges, statements, and security deposit refunds.
- Maintain regular/daily onsite attendance.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training and guidance in compliance with Asset training benchmarks.
- Promote harmony and high‑quality job performance through support and effective leadership.
- Ensure staff compliance with company policies and procedures.
- Strategic leasing management—experience closure, follow‑up, documentation, and reporting.
- Implement marketing strategies and systems from the annual marketing plan.
- Resolve resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Effectively show, lease, and move in prospective residents.
- Deliver excellent customer service and monitor maintenance service request turnaround.
- Maintain property appearance and ensure timely repairs through regular inspections.
- Assist supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically.
- High School Diploma or equivalent;
Bachelor’s degree preferred or two years experience in the housing industry. - One to two years related experience or training, or an equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Remain in a stationary position, often standing or sitting for prolonged periods, and communicate with others to exchange information.
- Frequently move about to accomplish tasks or travel between work sites.
- Occasionally ascend/descend ladders, stairs, scaffolding, ramps, and step stools; work in tight and confined spaces, overhead positions, reach, and adjust objects up to 25 lbs.
- Lift and place objects up to 25 lbs; operate machinery or power tools, motor vehicles, and golf carts.
- Identify and inspect objects; work overtime, weekends, and night hours during emergencies; work in small or enclosed spaces, flat or non‑flat terrain, and extreme temperatures; work outdoors in precipitation and wind; be exposed to hazardous chemicals.
$21 per hour to $24 per hour
