As the Maintenance Supervisor, you will lead the on‑site maintenance team, ensuring the quality and safety of the entire community. Your role blends hands‑on technical work with strategic supervision, managing work orders, coordinating vendors, and maintaining an exceptional living experience for residents. You will also be required to respond to after‑hours emergency maintenance on a rotating on‑call schedule.

• Lead, train, and supervise the maintenance team; manage daily schedules, assign work orders, conduct performance reviews, and foster a professional, team‑oriented environment.
• Oversee and perform advanced maintenance and repairs in HVAC, plumbing, electrical, and carpentry, ensuring all work meets Westland's high standards.
• Manage the property’s work‑order system from start to finish; coordinate and inspect outside vendors and oversee the make‑ready process for vacancy turnover.
• Assist the Community Manager with budget management; control inventory and order supplies and parts to maintain efficiency and stay within budget.

• 2‑3+ years of experience in a maintenance supervisory role in a residential property setting.
• Demonstrated experience supervising one or more employees.
• Advanced hands‑on knowledge of HVAC, plumbing, and electrical systems.
• EPA Universal Certification.
• HVAC Certification (required for positions in NV, TX, and San Bernardino County, CA).
• A valid Driver's License and reliable transportation.
• Ability to participate in an on‑call rotation for emergencies.
• General computer skills for managing work orders and reporting.
• For Higher Levels (II‑V):
  Additional experience managing progressively larger properties (200‑750+ units) and teams is required.
